JOB OVERVIEW Private Pension Partners Realty Services Inc. (“P3 Realty”) is seeking a Full-Time, live onsite Building Manager to join our growing team. This is a live-in position, requiring the successful candidate to reside at the building as condition of employment. As the primary on-site representative of the property and P3 Realty, the Building Manager is responsible for overseeing daily operations, maintaining a high standard of customer service, and fostering positive relationships with tenants, contractors, and service providers.
The successful candidate will be professional, organized, and responsive, with a commitment to creating a well-managed and welcoming residential community.
KEY RESPONSIBILITIES - Serve as the primary on-site point of contact for tenants and contractors, delivering exceptional customer service and fostering positive relationships; - Respond to tenant inquiries, requests, complaints, and concerns in a timely, professional, and courteous manner, escalating matters to the Property Manager as required; - Maintain regular communication with tenants and provide updates regarding building operations, maintenance activities, and property-related matters; - Complete regular inspections of the building, common areas, commercial spaces, and property grounds to ensure the property is safe, secure, clean, and well maintained visually, mechanically and operationally; - Conduct touch point surveys with tenants to identify opportunities to enhance the tenant experience and overall satisfaction; - Identify areas requiring maintenance (i.e. mechanical, security, garbage/recycling, landscaping, etc.) and communicate your findings to the Property Manager; - light maintenance and building cleaning functions (e.g. vacuuming, mopping, window cleaning, garbage pickup, gardening,
snow shovelling, light bulb changes, etc.); - Coordinate approved resident appreciation events, building programs, and tenant engagement initiatives in accordance with the direction of the Property Manager and P3 Realty; - Establish a comprehensive knowledge of the building including availability of suite types and layouts, common areas, and amenities; - Respond to leasing inquiries and conduct property tours and suite showings for prospective tenants; - Collect payments and security deposits; - Schedule and oversee tenant move-ins and move-outs, perform regular suite inspections, maintain records of suite repairs and ensure vacant suites are move-in ready; - Deliver notices and other relevant paperwork to residents as required; and - Respond to urgent after-hours situations, as required.
QUALIFICATIONS &
SKILLS - 2+ years proven experience in a Resident or Building Manager position; - Proficient in basic computer literacy. Knowledge of Yardi will be considered a strong asset; - Ability to create great relationships using strong interpersonal skills, while remaining skilled; - Possess strong organizational skills and attention to detail; - Able to work flexible hours, including weekends and on-call for emergencies; and - Communication Skills - Ability to communicate effectively and professionally, both oral and written.
