Construction Project Manager – Residential & Commercial
CNJ Builders is growing quickly, and we’re looking for a Construction Project Manager who wants to grow with us.
This isn’t a position where you’re simply maintaining a schedule and passing information between the office and the field. We’re looking for someone who can take ownership of projects from pre-construction through completion and help us continue building a stronger construction company.
CNJ Builders works across custom homes, major renovations and additions, multi-residential, and commercial construction throughout the Saint John region.
As our project volume continues to grow, we’re looking for someone who is organized, proactive, accountable, and comfortable making decisions. We want a self-starter who sees problems coming, takes action, and doesn’t need to be constantly managed.
Just as importantly, we’re looking for someone who wants to grow.
Our philosophy is simple: if you help make CNJ better, we want CNJ to create better opportunities for you. As the company grows, we want the right people growing into larger roles alongside it.
The Role
As a Construction Project Manager, you will be responsible for overseeing multiple construction projects and coordinating the people, information, materials, schedules and decisions required to keep those projects moving.
You will work closely with company leadership, our field crews, subcontractors, suppliers, designers, engineers and clients.
Your job is ultimately to make sure projects are organized, communicated, properly documented, financially controlled and moving forward.
Key Responsibilities
Project Planning & Scheduling
- Develop and maintain construction schedules
- Plan projects several weeks ahead rather than reacting day-to-day
- Coordinate employees, subcontractors, suppliers and inspections
- Identify scheduling conflicts and potential delays before they impact the project
- Ensure materials, selections, drawings and information are available when required
- Coordinate project start-up through substantial completion and closeout
Subcontractor & Field Coordination
- Coordinate and schedule subcontractors and CNJ crews
- Clearly communicate scopes of work, expectations and deadlines
- Confirm work is ready before bringing trades onto site
- Review progress and identify deficiencies
- Hold subcontractors accountable to schedules and project requirements
- Work closely with field leadership to resolve construction issues quickly
Client Communication
- Act as a primary point of contact throughout construction
- Provide professional and consistent project updates
- Manage client expectations regarding schedules, selections, changes and project progress
- Document important conversations and decisions
- Address concerns early rather than allowing issues to escalate
Financial & Scope Management A Project Manager at CNJ isn’t responsible only for getting the project built. You also need to understand whether we’re building it within the scope and budget.
Responsibilities include
- Understanding project estimates, budgets and scopes of work
- Monitoring project costs and committed expenses
- Identifying work outside the original contract
- Initiating and documenting change orders before additional work proceeds
- Reviewing subcontractor invoices against completed work
- Helping identify cost overruns before they become significant problems
- Protecting project profitability while maintaining quality and client relationships
Documentation & Quality Control
- Review construction drawings, specifications and scopes
- Manage RFIs, submittals, selections and project documentation
- Maintain accurate project records
- Coordinate inspections and required approvals
- Conduct regular site reviews
- Identify deficiencies and ensure they are corrected
- Manage project closeout and outstanding items
Who We’re Looking For Construction knowledge matters, but we’re equally interested in how you operate.
We’re looking for someone who:
- Takes ownership instead of waiting to be told what to do
- Is highly organized and capable of managing multiple projects and priorities
- Thinks ahead and anticipates problems
- Communicates clearly and professionally
- Is comfortable having difficult conversations when necessary
- Understands construction sequencing and how projects actually come together
- Can read and understand construction drawings and specifications
- Is comfortable working with budgets, schedules and project management software
- Holds themselves and others accountable
- Is solutions-oriented when problems arise
- Wants responsibility and the opportunity to advance
- Has a valid driver’s licence and reliable transportation
Previous construction project management, supervision or significant construction experience is strongly preferred. We’re also willing to consider someone with strong construction experience who is ready to make the transition into project management and can demonstrate the organization, leadership and ownership required for the position.
What CNJ Offers
- Competitive compensation based on experience and capability
- Steady, year-round employment
- A growing pipeline of residential and commercial projects
- Opportunity to manage increasingly larger and more complex projects
- Direct involvement with company leadership
- Significant autonomy for someone who demonstrates they can handle it
- Opportunity for advancement as CNJ continues to expand
- A company that values ideas and continuous improvement
- The opportunity to help shape systems and processes rather than simply inherit them
Where This Position Can Go We’re not hiring simply to fill today’s workload.
We’re building the management team CNJ will need as the company becomes larger.
For the right person, this position can develop into greater responsibility across senior project management, construction management, operations and company leadership.
If you’re looking for a company where you can take ownership, prove what you’re capable of and build a long-term career as the company expands, we’d like to hear from you.
