We are seeking a Purchasing Manager who will be responsible for managing the procurement of materials and services for a portfolio of construction projects from planning through project completion.
Working closely with estimating, construction, design, contracts, accounting, and suppliers, this role ensures materials are sourced competitively, delivered on schedule, and aligned with project budgets while fostering strong vendor relationships and supporting continuous improvement within the purchasing function.
Responsible and accountable for the complete management of purchasing activities for a portfolio of construction projects from sourcing, execution, coordination, and follow-up.
Responsible for all communication to the job sites about the execution of any purchase orders, as well as any other department affected by the orders proactively.
Collaboratively work with the purchasing department on creating better tools and resources to support the construction teams to increase transparency, efficiency, and communication through all stages of construction.
Review all estimates and take-offs to ensure purchase orders are as accurate as possible and provide feedback to the estimating team on any variances from the original takeoff.
Attend all construction production meetings (virtually) and provide weekly updates on purchasing progress to other division teams.
Ensure all purchasing activities are completed ahead of construction schedules, ensuring no delays due to the supply of materials,
while also supporting a delivery as needed philosophy to minimize how long material is on site.
Conduct research to ascertain the best products and suppliers in terms of best value, delivery schedules and quantity. Provide and communicate clear expectations at the estimating stage with all suppliers on how Ironclad wants the vendors to execute on the purchase order.
Source, negotiate and agree to pricing estimates, while monitoring the quality of service provided and a focus on meeting budget expectations.
Produce pricing comparisons for budgeting purposes and relay to Director of Purchasing for approval.
Participate in building and maintaining the construction budget for each project as it relates to purchasing activities.
Review site progress pictures for verifying progress and quality.
Review construction drawings (Building Plans) to confirm and verify material required on site, as well as take-offs and estimates from the estimating department.
Review technical specifications for raw materials, components, equipment and/ or buildings.
Coordinate with the design team on project plans for accuracy and completeness.
Work with site personnel to deal with site issues related to purchasing. (Work in conjunction with the Contracts Department to ensure supplies/materials required coincide with contracts awarded. (Work collaboratively with and support other members of the purchasing team on their portfolio of projects as needed.
Provide backup when others from the purchasing team are out of the office or unavailable.
Travel to all markets of operation to establish, maintain and review vendors’ relations as needed
Self-learning attitude with the desire to discover new products or substitutions that may improve current materials and construction techniques, or better cost-effective options.
5+ years of experience in purchasing/ procurement or project management (preferably in the construction industry)
Knowledge of construction materials and the multi-family building process
Knowledge of construction equipment and tools such as skid steers, excavators, cranes, heating systems, etc.
Familiar with standard procurement concepts, best practices, and techniques
Good understanding of logistics and customs clearance procedures for imported products
Attention to detail and a high degree of accuracy, in a fast-paced office setting
Ability to multitask on multiple projects and balance needs while maintaining schedules
Able to effectively communicate both verbally and in writing
Sound analytical thinking, planning, prioritization, and execution skills
