The Senior Director, New Community Development is a strategic leadership role responsible for overseeing the successful start-up and transition of all new condominium communities from interim occupancy through registration and turnover.

This position provides operational leadership, subject matter expertise to ensure a seamless client experience while maintaining compliance with industry regulations and organizational standards.

Reporting to the President, Crossbridge Condominium Services, the Senior Director will lead the evolution of operational best practices and act as the organization''s operational expert on condominium start-up processes, Tarion warranty administration, performance audits, reserve fund study procurement, and governance support.

The role is instrumental in driving operational excellence, continuous improvement, risk mitigation, and service innovation across the new development portfolio.

The Senior Director will work closely with market leadership, and industry partners to establish and reinforce standardized operational practices that support organizational growth and client retention.

Key Responsibilities Current Development Start-Up Leadership Provide strategic oversight for all new condominium community start-ups from interim occupancy through registration and turnover.

Ensure smooth transitions between development, occupancy, registration, and ongoing operations.

Review and assess operational impacts of start-up decisions and ensure alignment with organizational objectives and client expectations.

Partner with internal stakeholders to proactively identify and mitigate operational risks associated with new developments.

Provide operational guidance and solutions to support the President, New Development.

Operational Excellence & Process Improvement Establish, implement, and reinforce operational best practices across all regions.

Lead the review and enhancement of operational Standard Operating Procedures (SOPs) Develop annual operational planning guides and implementation strategies.





Conduct site compliance reviews on new development start up Tarion Warranty & Regulatory Compliance Provide leadership and expertise regarding Tarion warranty processes and requirements.

Support with warranty-related matters.

Ensure key Tarion deadlines, submissions, and obligations are tracked and completed Maintain awareness of legislative and regulatory requirements impacting condominium operations.

Procurement & Tendering Management Lead the procurement and tendering process for performance audits, reserve fund studies, and consulting assignments.

Review and analyze bids and proposals to ensure competitive pricing, service quality, and value.

Identify innovative procurement opportunities Build and maintain strategic supplier relationships Leadership & Stakeholder Management Develop and execute strategies that increase the visibility, utilization, and strategic value of consulting services.

Develop strong working relationships with internal and external stakeholders Ensure departmental objectives and priorities are communicated effectively Provide coaching, mentoring, and operational guidance to teams across the organization.

Strong understanding of condominium start-up processes, interim occupancy, registration, and turnover activities.

Knowledge of Tarion warranty programs and related regulatory requirements.

Experience with performance audits, reserve fund studies, tendering, procurement, and vendor management.

Education & Experience Bachelor''s degree in Business Administration, Operations Management, Property Management, Engineering, or a related field.

Minimum of 10 years of progressive operational leadership experience, The salary range for this position is $125,000 to $150,000 , along with a comprehensive benefits package, RRSP matching, and a targeted annual incentive plan.
