Maintenance Manager – Residential Properties (New Construction)

Location: Etobicoke, Ontario Portfolio

Position Type: Full-Time

Schedule: Monday to Friday, 9:00 AM – 5:00 PM (some overtime may be required based on operational needs)

Base pay up to 60k

Position Summary

Our client is seeking an experienced and hands-on Maintenance Manager to oversee the day-to-day operations and maintenance of three newly constructed residential buildings located in the Etobicoke area. The successful candidate will be responsible for ensuring the properties are maintained to the highest standards, managing building systems, coordinating contractors, and providing exceptional service to residents.

Experience working with newly built residential properties is a mandatory requirement for this role.

Key Responsibilities

- Oversee the daily maintenance operations of three residential buildings.
- Conduct regular inspections of building systems, common areas, mechanical rooms, and exterior grounds.
- Coordinate and supervise maintenance staff, contractors, and service providers.
- Manage warranty-related deficiencies and liaise with builders, consultants, and trades as required.
- Ensure all building systems operate efficiently, including HVAC, plumbing, electrical, fire and life safety systems, elevators, and security systems.
- Respond promptly to maintenance requests,



emergencies, and resident concerns.
- Develop and implement preventive maintenance programs.
- Monitor and maintain compliance with health, safety, and regulatory requirements.
- Maintain accurate maintenance records, inspection logs, and service reports.
- Assist with budgeting, procurement, and inventory management for maintenance supplies and equipment.
- Support property management in achieving operational and resident satisfaction goals.
- Participate in after-hours emergency response as required.

Qualifications

- Minimum 5 years of maintenance management experience in residential properties.
- Proven experience working with newly constructed residential buildings is required.
- Strong knowledge of building systems, preventive maintenance programs, and warranty processes.
- Experience managing contractors and multiple vendors.
- Excellent troubleshooting and problem-solving abilities.
- Solid organizational and communication skills.
- Working knowledge of applicable building codes, health and safety regulations, and fire safety requirements.
- Proficiency in Microsoft Office and property management software is an asset.
- Valid Ontario Driver’s License and reliable transportation preferred.
