Your New Employer

Over the past three decades, our client has experienced significant growth and is now a full-service real estate operation with origins dating back to the early 1980s, when the business began assembling land in the northern regions of the GTA.

The company’s professional in-house management team oversees a portfolio of industrial, retail, and office properties, commercial and residential land under development, and new acquisitions.

Your Role

Based at the company’s Markham head office and reporting directly to the Director of Property Management, the Senior Property Manager will play a pivotal leadership role overseeing a substantial industrial portfolio. This position sits at the intersection of asset performance, tenant engagement, and operational excellence and is ideally suited to a senior property management professional who thrives in a high-accountability, owner-operator environment.

You will be entrusted with optimizing value across the portfolio while acting as a trusted partner to both third-party tenants and internal operating companies. This is a highly visible role with meaningful influence over day-to-day decision-making, financial outcomes, and long-term asset strategy.

What Sets You Apart

In this role, you will assume full accountability for the operational and financial performance of a multi-asset industrial portfolio. Your mandate will include driving occupancy, rental income, and asset value through proactive management, disciplined execution, and strong tenant relationships.

You will serve as the primary point of contact for tenants—both external and affiliated—ensuring facilities, services,



and responsiveness enable their businesses to perform at a high level. Relationship management is central to the role, requiring a professional, solutions-oriented approach and the ability to balance operational priorities with tenant satisfaction.

Financial stewardship will be a core focus. You will lead budgeting, forecasting, variance analysis, and cost control initiatives, working closely with internal accounting and leadership teams to ensure assets are managed efficiently and in alignment with ownership objectives.

Operationally, you will oversee the seamless day-to-day performance of the portfolio, ensuring compliance with regulatory requirements, health and safety standards, and internal quality benchmarks. You will also provide leadership and direction to property management professionals and service partners, fostering a high-performance, collaborative culture.

What You Bring

You bring a minimum of seven years of progressive experience in commercial real estate, with demonstrated depth across property management, operations, maintenance oversight, financial management, and leasing support. Experience managing industrial assets is strongly preferred.

In addition to your technical and operational expertise, you bring a strong leadership presence and the confidence to set clear direction while holding teams accountable for results. You are naturally collaborative in your approach, partnering effectively across departments and working closely with ownership to achieve shared objectives. You also have a proven ability to empower, develop, and engage staff, fostering high-performing, motivated teams that consistently deliver strong operational outcome.





You are a confident communicator and relationship-builder, capable of engaging effectively with tenants, senior leadership, and service partners alike. You bring resilience, sound judgment, and a strong sense of accountability, and you are comfortable operating in a rapid-paced environment with competing priorities.

Strong financial and technical acumen is essential, including hands-on experience with budgeting, property accounting, and building systems. Advanced proficiency in Yardi is required, along with strong Excel and PowerPoint skills to communicate insights, performance metrics, and recommendations.

Professional designations such as CPM, RPA, or FMA are considered strong assets.

Compensation

Expected total annual compensation of $150,000–$156,250, including a base salary of $120,000–$125,000 and a performance-related bonus opportunity of up to 25%, subject to individual and/or company performance.
