Building Services Manager - this is a management position for a 101-suite retirement residence which also has 5 bungalow townhomes, all situated on a large property. The ideal candidate is comfortable working with older adults, some may have physical or cognitive disabilities. This is a management team member role and as such will participate in an on-call rotation on-site, every 6 weeks. This position is a Mon-Fri, 9-5 role working in a comfortable and busy personal setting. This is a rewarding position for someone who likes to be helpful to others while performing the necessary maintenance needed for a residential building.

Position Summary

The Building Services Manager leads maintenance and housekeeping services, ensuring the residence is maintained, safe, clean, and compliant with all applicable standards and life safety requirements.

Qualifications

-

Building Environmental Systems diploma or equivalent, with approved related experience.

-

Minimum 3 years management experience in long-term care or retirement homes

(preferred).

-

Knowledge/training/experience with HVAC, building management systems, electrical

distribution, fire alarm/sprinkler systems, generators, and resident call systems.

-

Assist with suite renovations.

-

Ability to work flexible hours, evenings/weekends

-

Must provide and continue to provide a VSS.

-

Have computer skills, including Excel/Word/Outlook, ClickUp.

-

Ability to read/write English and communicate instructions.

-

Empathy for seniors; strong communication with residents and families.

-

Demonstrated experience managing a budget.

Key Responsibilities

-

Plan, organize,



direct and supervise Maintenance and Housekeeping departments; maintain quality standards and compliance.

-

Hire, train and orient staff.

-

Ensure Fire and Life Safety inspections are completed; schedule and follow up on fire drills.

-

Manage preventive maintenance programs, documentation, and performance metrics.

-

Ensure the residence is maintained, cleaned and operated to required standards.

-

Manage department budget, capital program, staff performance and quality measures.

-

Oversee general repairs, decorating/painting, and minor system adjustments.

-

Maintain grounds, safety, security and inventory of maintenance supplies.

-

Keep records on utilities, repairs and adjustments; maintain equipment manuals/files.

-

Participate in supervisory meetings and foster cooperation with other departments.

-

Perform other duties as assigned; adhere to all policies and procedures.

Physical Demands

-

Standing up to 8 hours/day; frequent walking.

-

Maneuvering in tight spaces (units, utility/mechanical rooms).

-

Lifting/pushing/pulling up to 50 lbs; kneeling for intervals.

-

Exposure to outdoor conditions; working at heights (ladders up to 12 ft; rooftop units).

-

Repetitive upper body motions (shovelling, nailing, etc.).

Risk Management & General Safety

-

Practices safety procedures at all times, including PPE as applicable.

-

Reports all accidents/incidents immediately.

-

Reports unsafe or hazardous conditions/equipment immediately.

-

Complies with infection prevention and control techniques and procedures.

-

Participates in Fire Safety and Mock Disaster procedures.
