Residential Design and Selections Consultant - Contract

CA$60,000-CA$75,000 Annually, Based on Experience

NDura Developments is looking for an experienced Residential Design and Selections Consultant to guide clients through design decisions, coordinate finish selections, refine residential design packages, and ensure selections are practical, cost-conscious, and construction-ready.

You will work closely with clients, Project Managers, Site Superintendents, suppliers, trades, and consultants to create coordinated finish packages and ensure approved selections are communicated accurately through construction.

The Opportunity

As Residential Design and Selections Consultant, you will help shape the appearance, functionality, and marketability of NDura's residential projects while guiding clients through an organized selections process.

You will lead design meetings, develop finish packages, research products, maintain specifications, review drawings, and ensure selections remain aligned with budgets, availability, construction requirements, and schedules.

What You Will Be Responsible For

Client Guidance and Selections

- Guide clients through finish packages, colour palettes, fixtures, materials, and upgrade options
- Lead selections meetings and help clients make informed decisions
- Explain pricing, availability, lead times, durability, and construction considerations
- Establish decision deadlines and accurately document approvals and changes
- Keep selections aligned with approved budgets, schedules, and project requirements
- Communicate selections clearly to project teams, suppliers, and trades
- Provide an organized and professional client experience

Design Packages, Products, and Materials

- Review and improve NDura's residential design and finish packages
- Develop coordinated selections for flooring, cabinetry, countertops, tile, paint, plumbing, lighting, and hardware
- Research products, suppliers, pricing, warranties, lead times, durability, and installation requirements
- Evaluate products based on design, cost, availability, quality,



and practicality
- Recommend appropriate alternatives when products are delayed, discontinued, unavailable, or outside budget
- Maintain accurate product, colour, supplier, specification, and substitution records

Drawings and Project Coordination

- Review architectural drawings, elevations, millwork drawings, finish schedules, and related documentation
- Identify missing information, conflicts, or unclear details before they affect construction
- Coordinate clarifications with Project Managers, consultants, suppliers, and field teams
- Provide trades with clear product details, specifications, layouts, and selection information
- Respond to design and material questions during construction
- Apply practical knowledge of sequencing, compatibility, clearances, and installation requirements to reduce rework and delays

Budget and Procurement Support

- Help clients understand the cost implications of selections and upgrades
- Maintain awareness of project allowances, budgets, and finish-package requirements
- Coordinate pricing and product availability with suppliers and project teams
- Identify selections that may create cost or procurement issues and recommend alternatives
- Monitor lead times and assist with product substitutions where required
- Ensure changes are approved and communicated before purchasing or installation

Documentation, Quality, and Warranty

- Prepare and maintain finish schedules, product lists, specifications, and selection documents
- Track outstanding decisions, approvals, substitutions, and changes
- Ensure project teams have current and accurate design information
- Review completed finishes where required to confirm alignment with approved selections
- Help resolve finish-related deficiencies, product concerns, and warranty issues
- Attend project meetings, supplier visits, site reviews, company events, and other in-person activities as required

Problem-Solving and Communication

- Identify design, product, procurement, and construction risks early
- Develop practical solutions that balance aesthetics, budget, availability, durability, and constructability
- Manage multiple projects and client selections simultaneously
- Maintain clear communication with clients, suppliers, trades, consultants, and internal teams




- Manage expectations when products are unavailable, delayed, over budget, or unsuitable
- Build productive relationships with suppliers, manufacturers, showrooms, and industry partners

What You Bring

- Professional experience in residential interior design, architectural design, design coordination, material selections, or a related field
- Multi-family, infill, townhouse, duplex, or stacked-housing experience is an asset
- Strong knowledge of residential design, colour, materials, finishes, fixtures, and coordinated design packages
- Practical understanding of residential construction and trade requirements
- Ability to read architectural drawings, floor plans, elevations, millwork drawings, and finish schedules
- Experience guiding clients through design and product-selection decisions
- Strong presentation, communication, organization, and relationship-management skills
- Ability to evaluate products based on pricing, durability, availability, warranties, lead times, and installation requirements
- Excellent attention to detail, documentation accuracy, and follow-through
- Ability to balance design, cost, quality, and constructability
- Proficiency with relevant design, presentation, document-management, or construction software
- Availability for in-person meetings, supplier visits, company events, and site activities throughout Edmonton and the surrounding area

A diploma or degree in Interior Design, Architectural Technology, Interior Architecture, Design, or a related discipline is preferred. Equivalent professional experience will also be considered.

Candidates should provide a portfolio or examples of relevant residential design and material-selection work.

Compensation and Benefits

- Contract position
- CA$60,000-CA$75,000 annually, based on experience
