The Opportunity
Reliance Impact is conducting a confidential search on behalf of an established real estate developer seeking an accomplished Vice President, High-Rise Construction.
This executive will provide strategic and operational leadership across a portfolio of high-rise residential developments, overseeing projects from pre-construction through completion and occupancy. The successful candidate will bring extensive high-rise construction experience, solid commercial judgment, and a proven ability to lead teams while delivering complex projects safely, efficiently, and to the highest standard.
Key Responsibilities
- Provide executive leadership across the company’s high-rise construction portfolio.
- Oversee projects from pre-construction and planning through construction, occupancy, closeout, and warranty.
- Establish construction strategies, schedules, budgets, procurement plans, and delivery standards.
- Lead, mentor, and develop construction teams, including project executives, project managers, site superintendents, and support staff.
- Partner with development, acquisitions, finance, sales, design, and customer-care teams.
- Evaluate project feasibility, constructability, phasing, logistics, risk, and cost exposure.
- Oversee the selection and performance of general contractors, construction managers, consultants, trades, and vendors.
- Monitor project schedules, budgets, cash flow, change orders, quality, safety, and overall performance.
- Identify project risks early and implement effective mitigation and recovery strategies.
- Lead contract negotiations and support major procurement decisions.
- Maintain strong relationships with municipal authorities, consultants, partners, lenders, and other key stakeholders.
- Ensure compliance with applicable building codes,
regulations, health and safety requirements, and company standards.
- Provide regular project reporting and strategic recommendations to the executive leadership team.
- Drive continuous improvement across construction processes, systems, reporting, and project controls.
Qualifications
- Significant senior leadership experience delivering high-rise residential construction projects.
- Experience working with a recognized real estate developer, construction manager, or general contractor.
- Proven success overseeing multiple complex projects from pre-construction through occupancy.
- Strong knowledge of high-rise construction methods, contracts, scheduling, budgeting, procurement, and project controls.
- Demonstrated experience managing large construction teams, consultants, contractors, and trade partners.
- Strong financial and commercial acumen with the ability to assess risk and make sound executive-level decisions.
- Thorough understanding of the Greater Toronto Area’s construction and development environment.
- Excellent leadership, negotiation, communication, and stakeholder-management skills.
- A degree or diploma in construction management, engineering, architecture, or a related discipline is preferred.
