Position Overview
We’re looking for a Residential Property Manager to lead the day-to-day operations of our residential portfolio located in the heart of Halifax, NS. You’ll be responsible for ensuring properties are well-maintained, tenants are supported, finances are managed efficiently, and staff are empowered to succeed. This is a hands‑on leadership role requiring a balance of operational know-how and people skills.

Key Responsibilities

Property & Operations Management

Oversee the daily operations of multi-residential properties, ensuring they are clean, safe, and well-maintained

Manage maintenance issues in collaboration with internal teams and external vendors

Ensure units are rent‑ready and minimize vacancy times through productive leasing practices





Conduct regular property inspections and identify improvement opportunities

Monitor and maintain compliance with all building codes and safety standards

Lead, mentor, and support on‑site property staff to foster a positive team environment

Deliver exceptional service to residents, resolving concerns with professionalism and care

Promote employee development through ongoing coaching and recognition

Develop, manage, and monitor property budgets

Prepare and analyze financial reports using Yardi software

Oversee rent collection processes and address arrears efficiently

Establish and maintain strong relationships with contractors and service providers

Approve work orders, invoices, and service agreements

Ensure services are cost‑effective and meet quality expectations

Compliance & Administration

Stay up to date with relevant safety, labor, and housing regulations

Maintain accurate property, staff, and tenant records

Contribute to the successful launch and onboarding of new residential properties

What You Bring to the Role

5+ years of experience managing multiple residential properties

Proven leadership experience in a fast‑paced property management setting

Familiarity with building systems such as HVAC, heating, sprinklers, and building envelopes

Strong budgeting, financial reporting, and analytical skills

Proficiency in Microsoft Office (Word, Excel, PowerPoint); Yardi experience is an asset

Excellent communication, organizational, and problem‑solving abilities

Valid driver’s license and reliable vehicle required
