Project Overview

Seeking a qualified freelance draftsperson or Certified Engineering Technologist (CET), preferably a graduate of the NBCC Building Engineering Technology or Architectural Technology program, to produce a permit-ready space plan for a commercial tenant fit-up in Moncton.

The project involves converting a main floor (currently vacant retail) into a café / assembly space, plus assessing a fully enclosed upper floor for potential use.

Scope of Work & Deliverables

- Part 9 code-compliant space plan for Change of Use (Group E Mercantile → Group A, Division 2 Assembly)
- Occupant load calculation and layout optimization to limit ~2000sq ft main-floor occupant load to exactly 46 patrons (to match the two existing washrooms)
- Accessibility upgrades: detail modifications so that at least one of the two existing washrooms meets current barrier-free / universal design standards
- Upper Floor Assessment: Assess the enclosed upper floor for legal use given headroom clearances (~6'2" under beams, ~7.5 ft between beams). Given the low clearance, public/customer use is likely not feasible; confirm and document appropriate use (most likely private storage only), including sprinklered travel distance (25 m / 82 ft) if any occupied use applies.
- Mechanical notations: incorporate manufacturer specifications for a ventless catalytic combi oven (UL 710B / EPA 202 compliant)



to support legal exemption from a Type 1 kitchen exhaust hood
- Final deliverable: clean, professional, permit-ready digital drawings suitable for submission through the City of Moncton Building Permits Portal

Requirements

- Graduation from NBCC Building Engineering Technology, Architectural Technology, or equivalent program
- Strong proficiency in AutoCAD and/or Revit
- Solid working knowledge of Part 9 of the National Building Code of Canada and New Brunswick amendments
- Ability to conduct a brief site visit in Moncton to verify field measurements
- Please indicate whether you also handle (or can coordinate) sprinkler compatibility, exit calculations, and fire alarm assessments
