Calgary Housing (CH) is a wholly-owned subsidiary of The City of Calgary. CH is a purpose-driven social enterprise and the largest housing operator in Calgary, providing safe and affordable housing to more than 27,000 Calgarians. As an Operations and Maintenance Planner, you will be a key member of the Maintenance and Operations team responsible for enabling the effective planning and delivery of maintenance activities across CH's property portfolio. You will support improved reliability of building systems, reduction of unplanned failures, and optimization of asset lifecycle performance across a complex and aging housing portfolio.

Primary duties include

- Develop, implement, and continuously improve planned, preventative, and predictive maintenance programs for Calgary Housing assets, including building systems, equipment, and infrastructure. Establish maintenance strategies,



task definitions, frequencies, and scheduling approaches to ensure maintenance activities are performed at the appropriate time, location, and level of service.
- Lead the effective use, configuration, and continuous improvement of Calgary Housing's Computerized Maintenance Management System (CMMS), Yardi, including the Maintenance IQ and Facility Manager modules. Establish and maintain standards for asset hierarchy, preventative maintenance setup, work order structure, and data governance to ensure accuracy, consistency, and usability across the organization.
- Perform field verification of assets, including site visits to catalogue building systems and equipment, validate asset data, and update asset records and QR code tagging to support work order execution, warranty tracking, and preventative maintenance program administration. Ensure alignment between real-world asset conditions and CMMS data.
- Analyze maintenance and operational data to assess the effectiveness of maintenance programs, identify trends, perform root cause failure analysis, and support continuous improvement initiatives. Develop and monitor key performance indicators such as preventative maintenance compliance, backlog health, and planned versus reactive work.
- Identify and lead initiatives to improve maintenance programs, processes, and practices across Calgary Housing. Develops and standardizes maintenance procedures, workflows,



and planning methodologies to enhance consistency, efficiency, and program effectiveness.
- Support maintenance-related projects and initiatives by providing planning expertise, technical input, and coordination support.

Qualifications

- A completed 2 year Technical Diploma in Engineering Technology, Building Systems, Asset Management or a related field and at least 5 years of progressive experience in maintenance planning, building operations, or asset management.
- A valid Class 5 Driver's License (or provincial equivalent) and a personal vehicle for business use.
- Experience with computerized maintenance management software and/or Yardi property management software, particularly the Maintenance IQ and Facility Manager modules is preferred.
- Experience with Artificial Intelligence (AI) and strong computer programming knowledge will be an asset.
- Knowledge of building control systems and energy management will also be an asset.
- The ability to adapt to a fast paced and heavy workload with constantly changing priorities.
- Success in this position requires you to demonstrate strong competencies in effective communication skills, analytical thinking, efficiency and thoroughness, with a focus on results.

- Position Type: 1 Temporary (Up to 22 months)
- Compensation: Pay Grade 9 $41.49 - $55.51 per hour
- Hours of work: Standard 35 hour work week.
- Days of work: This position works a 5-day work week with 1 day off in a 3 week cycle.
