About the Role
Reporting to the VP Leasing, Revenue and Growth, the LeasingAgent plays a critical role in driving occupancy and revenue growth across theZen Residential portfolio. This position is primarily focused on leasingactivity from first contact through to signed lease, with a strong emphasis onconversion, speed to lease, and prospect experience.

The successful candidate has robust communication,organization, and follow-up skills, with a natural ability to build rapport andguide prospects through a decision. This role collaborates closely with on-siteProperty Managers and the broader leasing team.

This role includes a performance-based bonus structuredesigned to reward accelerated lease-up absorption, with enhanced per-unitcompensation tied to signing milestones. Speed to lease is a primary measure ofsuccess.

What You Will Do
Prospect Communication and Lead Management

Respond promptly to all inbound inquiries via ILSplatforms, email, CRM, and phone.

Manage all prospect interactions in the CRM pipeline,maintaining accurate lead stages, notes, and follow-up tasks.

Conduct timely follow-up sequences to advance prospectsfrom inquiry through to showing and signed lease.

Deliver a consistently high-quality prospect experiencealigned with Zen Residential standards.

Leasing and Marketing

Schedule and conduct suite showings and virtual tours,adapting your approach to the prospect and unit type.

Present available suites, building amenities, andcommunity features compellingly and accurately.

Follow up post-showing with timely, personalizedoutreach to advance prospects toward a decision.





Achieve monthly and seasonal leasing targets asestablished by the VP Leasing.

Prioritize leases within the bonus window to maximizeabsorption and per-unit earnings.

Application Processing

Ensure accuracy and completeness of prospectiveresident applications, credit information, landlord references, and employerreferences prior to review.

Review prospect inquiries daily and scheduleappointments using the lead management system.

Liaise with the Property Manager on applicationapprovals and move-in coordination.

Marketing and ILS Management

Maintain up-to-date, high-quality listings across allactive ILS platforms including Rentfaster, Rentals.ca, and Kijiji.

Flag listing performance issues, availabilitydiscrepancies, or pricing gaps to the VP Leasing.

Participate in ongoing sales training and leasingskills development as provided by Zen Residential.

Reports and Documentation

Complete traffic reports, showing logs, and relatedleasing paperwork on a weekly basis.

Maintain accurate lead and lease data in both the CRMand Yardi Voyager.

Provide weekly leasing activity updates to the VPLeasing.

Customer Satisfaction

Deliver an exceptional prospect and new residentexperience from first contact through move-in.

Address prospect concerns promptly and escalationunresolved issues to the Property Manager.

Actively solicit Google reviews from satisfied newresidents in the post-move-in window.

Suite Readiness and PropertyStandards

Ensure show suites are presentation-ready prior to allscheduled showings.

Flag maintenance or turnaround issues impacting suiteavailability to the Property Manager.

Maintain a professional, welcoming presence on-siteduring leasing hours.

Team Collaboration





Work constructively with on-site Property Managers, theVP Leasing, and the broader leasing team to meet occupancy targets.

Assist with move-in coordination as required.

Support community events and resident engagementactivities as directed.

What You Bring

Demonstrated experience in sales, leasing, or acustomer-facing residential real estate role.

Strong communication and interpersonal skills with anatural ability to build rapport quickly.

High conversion orientation and comfort guidingprospects through a decision process.

Detail-oriented with the ability to manage multipleprospects, showings, and follow-up sequences simultaneously.

Proficiency in CRM platforms and property managementsoftware. Experience with GHL and Yardi is considered an asset.

Knowledge of the Alberta rental market and AHRCcompliance considerations is considered an asset.

Professional demeanour with an unwavering commitment todelivering exceptional customer service.

Valid driver's licence and reliable transportation.

Flexibility to work evenings and weekends in alignmentwith prospect availability and leasing demand.

RECA licence or willingness to obtain (educationreimbursement provided by Zen Residential).
