Reporting to the Regional Director, Property Management (or designate), the Property Manager is responsible for the day-to-day operations, financial performance, and overall management of an assigned portfolio of industrial and commercial properties. This role serves as the primary liaison between tenants, vendors, internal stakeholders, and ownership to ensure properties are safe, well-maintained, financially sound, and operated in compliance with company standards and applicable regulations. This position has no direct reports and requires strong independent judgment, excellent communication skills, operational knowledge, and the ability to collaborate effectively with internal and external partners.

Key Responsibilities

- Build and maintain positive tenant relationships through proactive communication, responsive issue resolution, and a focus on tenant satisfaction and retention.
- Conduct regular property inspections to ensure buildings, grounds, and safety requirements are maintained.
- Coordinate daily property operations and ensure maintenance and administrative activities are completed effectively.
- Review operational and maintenance reports and follow up on outstanding issues.
- Implement and monitor preventative maintenance programs to support asset preservation and operational reliability.
- Identify opportunities to control costs while maintaining service quality and tenant satisfaction.
- Monitor operating results, analyze variances, and prepare forecasts and financial reports.
- Develop annual operating and capital budgets for assigned properties.




- Review operating expenses and recovery calculations to support accurate tenant billing and financial performance.
- Manage procurement activities, including obtaining quotes, administering tenders, and overseeing service contracts and capital projects.
- Monitor contractor and vendor performance to ensure quality service, cost effectiveness, and compliance with standards.
- Approve purchases in accordance with budget and procurement policies.
- Collaborate with asset management and other stakeholders on capital projects, lease renewals, tenant improvements, and operational initiatives.
- Coordinate tenant improvement and landlord work projects, ensuring budgets, schedules, and project objectives are achieved.
- Support sustainability initiatives, including energy conservation, waste reduction, recycling, and environmental performance programs.
- Promote the effective use of property management systems and technology platforms.

Qualifications and Skills

- 5+ years of progressive experience in commercial or industrial experience preferred. Must be at the Property Manager level or above.
- Post-secondary education in business, real estate, property management, facilities management,



or a related field, or an equivalent combination of education and experience.
- Knowledge of commercial leases, lease administration, tenant improvements, operating cost recoveries, and property reporting.
- Understanding of commercial and industrial building operations, maintenance programs, contractor management, and capital planning.
- Knowledge of applicable regulations, including health and safety, accessibility, environmental, fire and life safety, and property-related legislation.
- Strong financial and analytical skills, including budgeting, forecasting, variance analysis, and expense management.
- Excellent written and verbal communication skills.
- Robust organizational and time-management abilities, with the capacity to balance multiple priorities.
- Proficiency in Microsoft Office applications; experience with property management software is an asset.
- Strong customer service orientation, professionalism, attention to detail, and ability to work independently.
- Professional property management designations (RPA, CPM, ARM, FMA, or similar) are considered an asset.
- Valid driver's license and access to a vehicle may be required for regular site visits.

Compensation

- Base Salary of $100,000 - $120,000
- Annual Bonus 15% - 20%
- Bi-Weekly Car Allowance ($6,000 annually)
- 407 reimbursements
- Benefits (100% employer paid) from day 1

- Hybrid - 3 days in office/on site, 2 days' work from home
