Your New Employer

Our client seeks an accomplished capital projects leader to oversee capital planning, project delivery, and facilities initiatives across its residential portfolio. This senior leadership role is within an established real estate organization that values disciplined execution, strong financial stewardship, and the long-term performance of its properties.

You will join a team-oriented environment where capital investment decisions are closely aligned with asset strategy, property operations, resident experience, and portfolio performance.

Your Role

Reporting to the Vice President, Asset Management, you will lead the development and execution of capital and facilities strategies for the residential portfolio. You will oversee project planning, budgeting, procurement, construction, commissioning, and closeout, ensuring projects are delivered safely, efficiently, on schedule, and within approved financial parameters.

You will lead a multidisciplinary team that may include Project Managers, a Facilities Manager, an Analyst, and a Capital Administrator. Working closely with Asset Management, Property Management, Operations, Finance, consultants, and contractors, you will set clear priorities, implement consistent project controls, and ensure reliable reporting practices.

Your responsibilities will include preparing capital budgets and forecasts, evaluating building conditions and project requirements, developing scopes and schedules, negotiating contracts, monitoring costs, addressing project risks,



and ensuring compliance with building codes, health and safety requirements, and organizational standards.

You will also provide strategic oversight of facilities programs, major maintenance initiatives, building-system requirements, quality-control practices, and emergency capital projects.

What Sets You Apart

You bring at least seven years of progressively responsible experience in capital projects, construction, engineering, facilities management, or commercial real estate, along with demonstrated experience leading complex projects through the full lifecycle.

You have a strong understanding of construction methods, project budgeting, procurement, contract administration, building systems, and regulatory requirements. You are comfortable reviewing drawings, specifications, consultant reports, estimates, schedules, contracts, and financial documentation.

A degree in Engineering, Architecture, Construction Management, Building Science, Design, or a related field is preferred. A professional designation in project management, engineering, architecture, construction, or facilities management would be an asset.

Most importantly, you are a confident and collaborative leader. You can set priorities, develop people, manage competing demands, negotiate effectively, anticipate risk, and communicate clearly with executives, property teams, consultants, contractors, and other stakeholders.

Compensation

​​​Expected total annual compensation of CDN$180,000 - $210,00, including a base salary of CDN$150,000 - $175,000 and a performance-based bonus of up to 20%, subject to individual and/or company performance.
