Highliving Properties is seeking a motivated individual to fill the position of Building Maintenance/Caretaker. This position will be responsible for the day-to-day maintenance of our Apartment buildings, including painting, carpentry, light plumbing, electrical, and general upkeep, groundskeeping. The candidate must have a strong background in building maintenance and be able to troubleshoot mechanical and electrical systems.

Duties and Responsibilities

Building Maintenance

- Routine Maintenance
- Perform regular inspections of the building and its systems (HVAC, plumbing, electrical, etc.).
- Conduct routine maintenance tasks such as painting, cleaning, and minor repairs.
- Maintain common areas, including lobbies, hallways, and recreational areas.
- Conduct regular property inspections to identify maintenance needs.
- Coordinate and supervise maintenance and repair work, ensuring timely completion.
- Maintain relationships with contractors, vendors, and maintenance staff
- Repairs
- Address and resolve maintenance requests from tenants promptly.
- Repair or replace defective parts in HVAC, plumbing, electrical, and other systems.
- Fix structural issues such as leaks, damaged walls, or flooring.
- Perform complete unit turnovers including painting, flooring plumbing etc.
- Emergency Response
- Respond to emergency maintenance calls, such as power outages, plumbing leaks, or security issues.
- Implement temporary solutions to mitigate damage until permanent repairs can be made.
- Ensure emergency systems (e.g., fire alarms, sprinklers) are functioning correctly.
- Preventive Maintenance
- Develop and implement a preventive maintenance schedule to avoid costly repairs.




- Service and maintain heating, ventilation, and air conditioning systems regularly.
- Ensure all building systems are operating efficiently to prevent breakdowns.
- Safety and Compliance
- Ensure the building complies with all local, state, and federal safety regulations.
- Conduct safety inspections and maintain safety equipment.
- Address any hazardous conditions immediately to prevent accidents.
- Inventory Management
- Maintain an inventory of maintenance supplies and equipment.
- Order supplies as needed and ensure they are stored safely.
- Keep accurate records of inventory levels and usage.
- Vendor Coordination
- Coordinate with external contractors for specialized repairs or large-scale projects.
- Obtain quotes and manage service contracts with vendors.
- Supervise the work of contractors to ensure it meets quality standards.
- Groundskeeping
- Maintain outdoor areas, including lawns, gardens, walkways, and parking lots.
- Perform seasonal tasks such as snow removal, leaf raking, and landscaping.
- Ensure outdoor lighting and security systems are functional.
- Documentation and Reporting
- Maintain detailed records of maintenance activities, repairs, and inspections.
- Prepare reports on maintenance issues and work completed.




- Communicate regularly with property management regarding the status of building systems and maintenance needs.
- Customer Service
- Interact with tenants professionally and courteously.
- Address tenant concerns and maintenance requests promptly and effectively.
- Provide updates to tenants on the status of repairs or maintenance work.

The successful candidate will have a minimum of two years of general building maintenance experience in an industrial environment with a high school diploma or equivalent preferred. Candidate must have excellent customer service skills as well as good communication skills with the ability to interact with fellow team members as well as with clients at all levels of management. The successful candidate must be able to work independently with minimal supervision while also having excellent time management skills with the ability to work overtime when necessary. The successful candidate must have strong mechanical aptitude along with an understanding of basic troubleshooting plumbing issues; etc… The successful candidate must possess a valid driver’s license with a clean driving record as well as having their own reliable transportation to complete this position. This is a full-time position that requires consistent hours worked per week during normal business hours Monday through Friday from 8:00 am to 5:00 pm (approximately 40 hours per week) including availability on weekends and afterhours. Job Types: Full time, Permanent

Pay: $4,000.00-$4,500.00 per month
