We are actively hiring for a Commercial Tenant Coordinator & Operations Manager to support our commercial and retail portfolio. This role serves as a key connection between tenant construction, commercial property operations, and Concord's internal teams, ensuring commercial spaces are effectively delivered, documented, maintained, and operated to Concord Pacific's standards.
The successful candidate will have strong commercial construction and building systems knowledge,
including the ability to read and interpret architectural and consultant drawings, coordinate tenant improvements, manage contractors, and oversee property operations.
Responsibilities:
Tenant & Construction Coordination
- Coordinate commercial tenants from lease execution through design, construction, possession, and opening
- Review architectural, mechanical, electrical, plumbing, and other consultant drawings
- Coordinate tenant improvement submissions, approvals, contractors, consultants, schedules, inspections, and deficiencies
- Identify conflicts between tenant designs, site conditions, and base-building systems
- Coordinate construction logistics, shutdowns, tie-ins, access, testing, commissioning, and project close-out
- Conduct site inspections and monitor construction through completion
Property Operations
- Oversee day-to-day physical operations, maintenance, and presentation of commercial properties
- Coordinate contractors and service providers for repairs, preventative maintenance, and capital projects
- Manage operational matters involving HVAC, electrical, plumbing, life-safety, security, access, parking, loading, and other building systems
- Develop scopes of work, review quotations, coordinate projects,
and verify completion
- Coordinate operational matters with strata corporations and other stakeholders in mixed-use developments
- Maintain accurate property records, including drawings, permits, warranties, contracts, consultant reports, and maintenance records
- Support operating budgets, capital planning, and emergency operational matters
Internal Coordination
- Work closely with Concord's Leasing, Construction, Development, Property Management, Accounting, and Legal teams
- Support the transition of new commercial properties from development and construction into operations
- Maintain project, construction, deficiency, and maintenance tracking
Requirements:
- 5 years of relevant commercial property, construction, facilities, or tenant coordination experience
- Strong commercial construction and tenant improvement knowledge
- Ability to confidently read and interpret architectural and consultant drawings
- Strong understanding of commercial building systems and construction practices
- Experience coordinating contractors, consultants, and construction projects
- Experience with mixed-use and strata properties is preferred
- Robust organizational, project management, communication, and problem-solving skills
- Ability to independently manage multiple projects through completion
- Valid BC driver's licence
