Job Summary
We are looking for a Quality Control Coordinator to be our set of eyes on site. You will walk our buildings from rough framing through to final finishes, catch problems before they get covered up, document them properly, and — this is the part that makes this role different — fix a valuable portion of them yourself.
We rely on our trades for trade work, and always will. But we have learned that some deficiencies cost more in scheduling headaches and callback coordination than they do in actual labour. If a stud is slightly bowed, a rough opening is out of square, or a wall needs a small patch before paint, we would rather you handle it.
Duties
Framing quality inspections
- Verify window and door rough openings against approved drawings and supplier specifications
- Check window and door frames for square, plumb, and level
- Identify bowed, crowned, or twisted studs and out-of-tolerance framing before drywall
- Confirm blocking, backing, and substrate conditions are ready for finishing trades
Interior finishing quality inspections
- Inspect drywall, flooring, cabinetry, quartz countertops, tile, millwork, and paint for workmanship, alignment, and finish quality
- Identify deficiencies at each stage and flag anything that will affect the next trade's work
- Conduct room-by-room and unit-by-unit walkthroughs on a defined schedule
OpenSpace deficiency management
- Capture site conditions using OpenSpace 360° photo documentation
- Build, maintain, and update all deficiency lists in OpenSpace
- Assign items to the correct trade with clear descriptions, locations, and photos
- Verify and close out completed items — confirming the fix, not just the trade's word that it's done
- Produce current deficiency reports for the Finishing Supervisor and Project Manager
Hands-on corrections
- Complete minor framing corrections, blocking, patching, adjustments, hardware fixes, touch-ups,
and similar small-scope work
- Use judgment on what to self-perform versus what to route back to the responsible trade
- Keep a clean, safe, organized work area and maintain your tools and our site equipment
Coordination and close-out
- Work with the Finishing Supervisor to sequence trade callbacks efficiently — grouping items so a trade makes one trip, not five
- Track recurring deficiency patterns by trade and report them, so we can address root causes rather than symptoms
- Support Pre-Delivery Inspections (PDI) and the correction of PDI items ahead of closing
- Help reduce our post-occupancy warranty exposure under BC's 2-5-10 home warranty by catching issues before they reach the homeowner
Requirements 3+ years of hands-on residential construction experience — renovation, framing, finishing, or general handyman work
You don't need supervisory, quality control, or warranty experience. If you've spent years renovating and finishing homes and you know how a house goes together, that's the background we're looking for.
- Genuinely handy with tools: comfortable with basic framing, patching, adjustments, and general repairs
- Ability to read and interpret architectural drawings, window/door schedules, and finishing specifications
- A real eye for detail — you notice the out-of-plumb door casing that everyone else walked past
- Comfortable documenting work digitally: photos, deficiency logs, tablet or phone-based apps
- Strong written communication — your deficiency descriptions need to be clear enough that a trade knows exactly what and where without calling you
- Valid BC driver's licence and reliable transportation
- Own hand tools and basic power tools
- Physically capable of the work: ladders, stairs, standing and walking for full shifts, lifting up to 50 lbs
