M.C. Janitorial Systems is seeking an experienced live-out superintendent for a condominium building in Etobicoke. The ideal candidate will have previous condominium experience, a strong understanding of building mechanical systems, and the ability to communicate professionally with residents, contractors, and on-site property management.
Role Overview The superintendent will be hired through M.C. Janitorial Systems and will work closely with the on-site property management team. This role requires someone who is reliable, personable, and comfortable responding to building needs as they arise.
Key Responsibilities
- Perform regular mechanical audits and identify building deficiencies.
- Contact contractors as needed and coordinate follow-up with management.
- Report maintenance concerns, deficiencies, and contractor updates to management.
- Maintain a friendly and professional presence with residents.
- Respond to emergencies and attend on-call visits when required.
- Manage garbage room disposal and support garbage removal duties.
- Complete seasonal maintenance tasks during the winter, including work around building entrances.
Qualifications and Requirements
- Previous experience working in a condominium building.
- Experience with building mechanical systems such as HVAC and metering systems
- Valid driver’s license, required for operating the tractor used for garbage removal.
- Ability to use email and communicate clearly in English.
- Fluency in English is mandatory.
- Comfortable interacting with residents, contractors, and management in a professional manner.
Hours and Availability Schedule: Monday to Friday, 7:00 a.m. to 3:00 p.m.
Candidates must also be available for on-call visits in the event of emergencies.
Compensation
Rate: $22.00 per hour, including two weeks of paid vacation and seven paid sick days.
