POSITION SUMMARY The Project Manager is responsible for overseeing multiple residential renovation projects from start to finish, ensuring they are completed on time, within budget, and to quality standards. This role serves as the primary point of contact for clients during construction, manages project teams and subcontractors, coordinates all project activities, and ensures customer satisfaction while maintaining profitability.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Project Planning & Execution

· Manage multiple renovation projects simultaneously from start to completion

· Maintain all project budgets and track expenses

· Over looks all phases of construction including demolition, framing, and finishing

· Ensure projects stay on schedule and within budget

· Anticipate and resolve project delays and conflicts proactively

· Review project plans, specifications, and scope of work

· Conduct regular site visits to monitor progress and quality

· Adjust schedules and resources as needed to meet deadlines

· Ensure all work complies with building codes and regulations

Client Communication & Relationship Management

· Conduct pre-construction meetings to review scope, schedule, and expectations

· Provide regular project updates and progress reports

· Address client questions, concerns, and requests promptly

· Manage client expectations regarding timeline, budget, and process

· Ensures client walk-throughs at key project milestones

· Resolve client complaints and issues professionally

· Coordinates with Project Coordinators final walk-through and project closeout with clients

· Ensure high levels of customer satisfaction

· Build and maintain positive client relationships

Team Leadership & Subcontractor Management

· Supervise and direct Foremen, Project Coordinators & Procurement

· Coordinate and schedule all subcontractors and trades

· Conduct daily or weekly meetings with Foremen, Project Coordinators & Procurement

· Monitor crew and subcontractor performance and productivity

· Address personnel issues and provide guidance

· Ensure all workers understand project requirements and expectations

· Verify subcontractor qualifications, licensing, and insurance

· Manage subcontractor contracts and payment schedules

· Resolve conflicts between trades or team members

· Foster collaborative and professional work environment

Budget & Cost Management

· Develop and manage project budgets to ensure profitability

· Track all project costs including labor, materials, and subcontractors

· Review and approve invoices and payment applications

· Identify and control cost overruns

· Monitor labor hours and productivity

· Negotiate pricing with subcontractors and vendors when needed

· Generate financial reports and forecasts for projects

· Ensure projects meet or exceed profit margin targets

· Identify opportunities to improve efficiency and reduce costs





Material & Procurement Coordination

· Coordinate with procurement team on material orders and deliveries

· Ensure materials are ordered in advance and arrive on schedule

· Verify material quantities and specifications

· Coordinate client selections and special orders

· Schedule deliveries to align with project timeline

· Address material shortages or delays promptly

· Review and approve material submittals

· Coordinate storage and protection of materials on site

Quality Control & Compliance

· Ensure all work meets company quality standards

· Conduct quality inspections throughout construction process

· Identify and correct deficiencies before project completion

· Ensure compliance with building codes and regulations

· Coordinate required inspections with building departments

· Manage punch list items and ensure completion

· Verify all permits are obtained and posted

· Document project progress through photos and reports

· Ensure warranty requirements are met

Safety Management

· Enforce all company safety policies and OSHA regulations

· Conduct safety meetings and toolbox talks

· Ensure job sites are maintained in safe condition

· Verify all workers and subcontractors follow safety protocols

· Address safety violations immediately

· Investigate accidents and incidents and complete required documentation

· Ensure proper use of personal protective equipment

· Maintain safe access and egress at all times

Project Documentation & Administration

· Maintain organized project files and documentation

· Update project management software with current information

· Generate project reports for management

· Process change orders and contract modifications

· Maintain daily logs and project records

· Coordinate project handoff from sales to operations

· Complete warranty documentation and closeout paperwork

· Archive completed project files

· Attend project meetings and report on status

REQUIRED QUALIFICATIONS

Education:

· Bachelor degree in Construction Management, Engineering, or related field preferred

· Associate degree or equivalent experience accepted

· Project Management Professional (PMP) certification a plus

Experience:

· Minimum 5-7 years of experience in residential construction or renovation

· Minimum 3-5 years of project management experience

· Proven track record of successfully managing multiple projects

· Experience managing budgets and ensuring profitability





· Experience with high-end or custom residential projects preferred

· Ability to read and interpret construction drawings and specifications

· Proficiency with project management software (Buildertrend, CoConstruct, Procore, etc.)

· Time management with ability to prioritize multiple projects

· Customer service focused with professional demeanor

· Negotiation and conflict resolution skills

· Attention to detail and quality orientation

· Ability to work under pressure and meet deadlines

· Strategic thinking and planning abilities

Technical Knowledge:

· Comprehensive knowledge of residential construction methods and processes

· Understanding of building codes, permits, and regulations

· Knowledge of construction materials, products, and applications

· Understanding of construction contracts and legal requirements

· Familiarity with construction estimating and scheduling

· Knowledge of safety regulations and OSHA standards

· Understanding of project management methodologies and best practices

PHYSICAL REQUIREMENTS

· Ability to visit multiple job sites daily

· Capacity to walk construction sites and climb stairs

· Ability to work in various weather conditions

· Prolonged periods of sitting at desk and working on computer

· Ability to lift and carry materials up to 40 pounds occasionally

· Valid driver license and reliable transportation required

WORK ENVIRONMENT

· Split time between office and active construction sites

· Exposure to construction site conditions including dust, noise, and varying temperatures

· Fast-paced environment managing multiple priorities

· Regular interaction with clients, staff, subcontractors, and vendors

· May require occasional evening or weekend work

· High-responsibility role with significant accountability

· Travel to multiple job sites throughout the day

Pay: $75,000.00-$90,000.00 per year
