Onni Property Management Services

British Columbia

Job Description: Why Onni Capital Most consulting roles put you inside someone else's practice, on someone else's methodology, selling someone else's brand. Here you are building the practice. You start with demand rather than a cold start. Onni's portfolio companies and the businesses Onni Capital acquires need this work, and they will be your first clients. That is a rare position for a new consulting business: real internal revenue while you build external credibility. Onni's name opens doors in the Vancouver and North American real estate industry that a boutique consultancy would spend years earning. Your external market is real estate industry peers and growth companies, and Onni's network reaches them directly. The delivery model is genuinely different. We are building this around AI led delivery with junior analysts, not around leveraged pyramids of billable hours. If you have ever thought consulting economics should work differently, this is a chance to prove it.
How We Work Onni Capital is being designed as a high ownership, low bureaucracy team. We work in small project groups, test ideas quickly, put early products in front of users, and make decisions based on evidence rather than hierarchy.
Challenge assumptions and communicate directly
Take responsibility for outcomes, not simply produce recommendations
Use modern AI tools to work faster and produce better results
Share unfinished work early and improve it through feedback
Move comfortably between strategic analysis and hands on execution
Know when to continue investing in an idea and when to stop
Operate effectively without a detailed playbook
This is not a role for someone who wants months of consensus building, a rigid job description, or a narrowly defined set of responsibilities. It is for someone who learns quickly, takes initiative, enjoys solving ambiguous problems, and wants to help build something from the ground up.
What You Will Do Build the business Design and implement the operating infrastructure for a consulting business, including scoped statements of work, project setup, time tracking, utilisation reporting, and billing
Establish the rate card, including internal preferred rates for Onni entities and external market rates, and work with the Controller on revenue recognition and engagement accounting
Define the delivery methodology, including how engagements are scoped, staffed, run, and closed out, and what quality means at each stage
Build the internal service catalogue so portfolio companies understand what they can buy and what it costs
Own the profit and loss for the technology consulting line, including revenue, utilisation, margin, and cost
Sell Own external revenue growth for the practice, including pipeline development, proposals, and closing
Build the external client base among real estate industry peers, growth companies, and Onni's network
Convert internal relationships into repeatable engagements across the portfolio
Structure commercial terms, including scoped engagements, retainers, and outcome based arrangements where appropriate
Deliver Lead AI transformation and technology engagements from scoping through delivery, including automation, systems implementation, data and analytics, and digital tooling
Run AI implementation inside newly acquired businesses as part of the post close operating plan
Staff and direct engagement teams, including Innovation Analysts deployed from Onni Innovation
Use every engagement as live training ground for junior analysts on AI led delivery, and build the training approach that makes that work
Stay hands on. This is not a role where you only sell and review Standards Document methodologies, tooling,

decisions, and operating standards so engagements get faster and more consistent over time
Report on pipeline, utilisation, revenue, and margin to Onni Capital leadership
Contribute to internal product reviews, demonstrations, and Onni Capital events
What You Bring Six or more years in technology consulting, digital transformation, professional services, or a comparable delivery environment, with genuine ownership of client outcomes
Experience running the commercial side of engagements, including scoping, pricing, statements of work, and managing to margin. You know what utilisation means and why it moves
Experience building or materially improving the operating infrastructure of a services business, including time tracking, billing, resource planning, or delivery methodology
Real depth in AI implementation. You have deployed AI into a business process and can explain what worked, what did not, and what it actually cost
Strong technical breadth across automation, systems integration, data and analytics, and modern software tooling. You do not need to be an engineer, but you need to be able to hold your own with one
Demonstrated ability to sell. You have originated work, not only delivered it
Experience managing and developing junior consultants
Robust written communication, with the ability to compress a complex engagement into a proposal an executive will actually read
Comfort building something without a playbook, in a business that does not yet have its processes written down
High personal standards for accuracy, quality, ownership, and follow through
Nice to Have Experience at a major consulting firm, and an honest view of what parts of that model are worth keeping
Experience serving real estate, construction, hospitality, or asset heavy industries
Experience working inside a private equity portfolio, delivering value creation work post close
Experience with professional services automation tooling, including time tracking and billing platforms
Experience founding or leading a consulting practice
Familiarity with tools such as Claude, Claude Code, Linear, Slack, Databricks, Microsoft Azure, or similar platforms
What Success Looks Like Success in this role is not measured by engagements started or decks produced. It is measured by whether Panni becomes a business that generates real external revenue and delivers work clients would pay for again.
Within the first 90 days: The operating infrastructure exists and is being used: scoped statements of work, project setup, time tracking, utilisation reporting, and billing
The rate card is set for internal preferred rates and external market rates, agreed with the Controller on revenue recognition
The internal service catalogue is published so portfolio companies know what they can buy and what it costs
At least one internal engagement is running properly scoped, tracked, and billed rather than as informal help
There is a qualified external pipeline with named prospects rather than a list of ideas
Within the first year: External clients are paying market rates for work Panni delivered, with evidence of repeat or referral business
The consulting line has a profit and loss you can defend, with utilisation and margin tracked rather than estimated

AI implementation work has been delivered inside at least one newly acquired business as part of the post close plan, with measurable outcomes
Junior analysts are delivering client facing work at a quality that clients accept, which is the proof the AI led delivery model works
Delivery methodology, scoping templates, and quality standards are documented well enough that a new consultant can be productive quickly
Portfolio company operators choose to use Panni rather than being told to
You have stopped at least one service line or engagement type that was not working, on evidence rather than on sentiment
Leadership receives pipeline, utilisation, revenue, and margin reporting they trust without having to ask for it
What Makes This Role Different You will build a consulting business rather than run a service line inside one.
In your first year, you may be involved in: Deciding how engagements are scoped, priced, and billed, from a blank page
Closing the first external client Panni has ever had
Running an AI implementation inside a business Onni acquired three months earlier
Building a delivery method that lets a junior analyst produce work that used to take a team
Setting the internal rate card and negotiating it with portfolio company operators
Reporting revenue and margin directly to Onni Capital leadership
Deciding which service lines to keep and which to stop

Team members will receive Direct exposure to senior Onni executives, investors, operators, developers, and founders

Access to Onni's operating businesses, technology resources, real estate portfolio, and investment platform
Competitive compensation and a discretionary performance bonus

An annual education and professional development allowance
Regular product demonstrations, founder sessions, investment discussions, and team events
Free access to a fully equipped gym
Friends and family rates across participating hospitality brands
Employee discounts at participating restaurants, retailers, fitness providers, and other businesses
A generous employee referral program
Salary Range: $120,000
