Schedule: Monday to Friday, 7:00 a.m. to 5:00 p.m. This is a construction site leadership position, and additional hours may occasionally be required to address inspections, deliveries, urgent site issues, or project deadlines.

About the Position

Antilia Homes is seeking an experienced Working Site Foreman / Working Site Superintendent to take day-to-day ownership of purpose-built rental and multi-family residential construction projects in Ottawa.

.This is a hands-on site leadership position.

You will be responsible for coordinating trades, maintaining the construction schedule, tracking the progress of multiple units simultaneously, inspecting quality, preparing for inspections, resolving site problems, completing deficiencies, and taking buildings through occupancy and turnover.

You must also be comfortable working with tools and personally completing smaller construction tasks, corrections, and deficiencies when doing so is the most practical way to keep the project moving.

This is not a desk-only superintendent position. It is also not a basic handyman position. We need someone who can run the site properly while remaining willing and able to work alongside the team.

Antilia Homes is a growing Ottawa-based residential developer and builder focused on purpose-built rental and multi-family housing.

We acquire, design, build, own, and operate our projects. We are not hiring for a single project or a short-term contract. This is a long-term, permanent role within a growing construction and development company with an active pipeline of future projects.

Our projects generally involve purpose-built rental apartments, infill developments, townhomes, and small to mid-sized multi-family buildings.

Unlike managing one custom home at a time, this position requires someone who can maintain control of numerous suites, common areas, trades, inspections, deficiencies, and construction stages simultaneously.

The successful candidate must be able to immediately understand:

- Which stage every unit is at
- Which trade is working in each area
- What must happen before the next trade can begin
- What materials, decisions, or corrections are holding up progress




- Which deficiencies need immediate attention
- Whether work has been completed correctly before it becomes covered
- What is required to achieve inspection, occupancy, and tenant turnover milestones

Primary Responsibilities Site Leadership and Construction Control

- Take day-to-day ownership of active construction sites
- Coordinate trades, suppliers, deliveries, site staff, consultants, and inspections
- Maintain short-term schedules and construction look-ahead plans
- Track the progress of every unit, common area, and major building component
- Ensure areas are properly prepared before the next trade begins
- Identify schedule risks, missing work, material shortages, and coordination problems early
- Follow issues through until they are properly completed
- Keep projects progressing toward inspection, occupancy, turnover, and tenant move-in
- Provide clear, concise progress updates to management
- Maintain organized site records, photographs, notes, checklists, and deficiency lists

Quality Control and Systems

- Inspect work regularly and address quality problems before they become larger deficiencies
- Establish and enforce quality-control standards
- Develop, document, improve, and implement construction policies, standard operating procedures, checklists, and site systems
- Create repeatable systems for inspections, trade coordination, deficiencies, and turnover
- Ensure trades understand the required standard of workmanship
- Confirm that corrections are actually completed rather than simply reported as complete
- Help improve construction processes from one building to the next
- Maintain a clean, organized, professional, and safe job site

We are not looking for someone who will simply maintain the current process. We want someone who will help us continually improve how our projects are built and managed. Hands-On Construction Work

This is a working superintendent position. You must be willing and able to use tools regularly.

Hands-on work may include:

- Small framing, blocking, backing, bulkheads, and site modifications
- Light-gauge steel stud framing, including layout, cutting, fastening, backing, openings, bulkheads, and field modifications
- Wood framing and steel framing as required by the project
- Door, trim, hardware, and cabinet adjustments
- Drywall repairs, patching, minor mudding, and sanding
- Caulking, paint touch-ups, and finishing corrections
- Minor flooring and baseboard repairs
- Deficiency and punch-list completion
- Temporary protection, site preparation, and practical problem-solving
- Assisting with urgent work when waiting for a separate trade would unnecessarily delay the project

The superintendent is expected to step in where needed, but must also recognize when their time is better spent directing trades, inspecting quality, planning work, and maintaining control of the overall site.

Required Experience

- Minimum ten years of substantial residential construction experience
- Minimum five years in a site superintendent, working superintendent, site supervisor, finishing foreman, or comparable leadership position
- Proven experience in Canadian or United States new-home, townhome, apartment, or multi-family construction
- Experience managing multiple homes or residential units at different construction stages simultaneously
- Strong knowledge of residential construction sequencing from framing through occupancy




- Demonstrated ability to coordinate trades and maintain a construction schedule
- Strong hands-on ability in carpentry, finishing, deficiencies, drywall repair, and general construction problem-solving
- Practical experience with light-gauge steel stud framing is strongly preferred, including layout, cutting, fastening, backing, openings, bulkheads, and field modifications
- Experience preparing for inspections and closing deficiencies
- Strong attention to detail and pride in workmanship
- Ability to work independently and make practical decisions without constant supervision
- Ability to communicate clearly and professionally with trades, staff, consultants, and management
- Valid driver's licence and ability to travel between Ottawa-area job sites
- Physically capable of performing hands-on construction work

What Matters Most We are looking for someone with sound judgment, strong construction knowledge, exceptional follow-through, and genuine ownership of their work.

The right person notices problems before being told, understands what must happen next, maintains control of multiple moving parts, and does not leave important work unfinished.

You should be equally comfortable reviewing a construction schedule, correcting a trade, inspecting a suite, developing a checklist, and picking up tools to solve a practical site problem.
