DUTIES AND RESPONSIBILITIES
- Work in a consultative capacity with representatives from across various business units to understand, and analyze business issues in order to facilitate project requirements
- Plan the successful delivery of complex cross-functional projects with significant business risk or impact
- Manage the day-to-day operation of assigned project within the scope of the project manager, attend meetings, track progress, document milestones and ensure completion
- Translate business needs into clear objectives, scopes and define projects
- Develop delivery approaches and project plans, time frames and budgets
- Work with all levels of the organization assisting in conflict resolution, issue management and needs assessment
- Utilize project management tools and techniques to prioritize requirements, set objectives, deliverable's and ensuring initiatives are on track
- Work with project stakeholders and business sponsors, apply leadership skills in order to facilitate collaboration and remove barriers
- Ensure adherence to project management standards and practices
- Lead the communication of information to all cross functional groups and stakeholders at critical points
- Ensure all deliverable's are documented and timelines and objectives are achieved
- Maintain documentation of changes/ revisions and related issues or decisions
- Encourage a positive work environment by practicing constructive management practices and supporting open lines of communication
- Research new and creative methods to employ teams and to distribute responsibilities on projects
- Achieve budget goals set for projects and address and resolves any deficiencies or shortfalls
- Conduct post project review sessions and prepare information for improvements and enhancements
- Collaborate with the Development Manager to select the team of Consultants, and Construction Manager, and execute agreements
- Responsible for the successful execution of assigned projects and ensure they meet the corporate goals for quality, budget, and schedule
- Maintain regular communication with Assistant Project Managers, Site Managers, Senior PM, trades, and consultants for each project, to ensure effective coordination of construction activities
- Monitor legal, contractual, and financial aspects of the constructions projects
- Create, monitor, and report on project schedules and costs
- Prepare and review all construction cost reports and forecasts
- Look for early warning signs of potential risks and develop effective plans to overcome these
- Manage all project documentation including site notifications, pricing/ approvals, change orders, invoices
- Manage project accounting, billings and receivables
- Read, interpret and understand contract drawings and specifications
Requirements
- College diploma or Bachelorâs degree in a related discipline (Engineering or Architect, etc.) or similar experience; PMP is an asset
- Must have 5+ years of progressive management experience including supervisory experience
- Must have previous experience with condominium development
- Superior communication skills and interpersonal skills in dealing with a wide range of individuals
- Effective leadership, management, and exceptional organizational skills
- Solid computer skills with experience in Microsoft Office products, including MS Project
- Good problem solving and analytical skills and the ability to prioritize and work on multiple tasks in a fast-paced environment
- Understanding of business issues and complexities within the construction industry and organization
- Previous experience making presentations to all levels of the organization
- Strong documentation skills and strong negotiation and influencing skills
- Must thrive on taking on new challenges and jump at the opportunity to learn new areas of the business
- Must have a keen attention to contract details and schedules that you can easily spot errors
- Love taking ownership of your projects and feeling the sense of accomplishment once you've completed it
- Candidateâs tracking and reporting skills are updated and organized in an effective manner to be able to successfully track multiple projects
- Is intimately familiar with Tarion guidelines, condo registration and structural building envelope
- Sound understanding of municipal codes and construction best practices
- Punctual and reliable with worth ethic
- Valid G driving license
