We build purposeful relationships with our employees and partners.The roleBelkorp is seeking an experienced and driven professional to join our team as a Senior Asset Manager. This role will provide strategic input and operational oversight of our multifamily and industrial real estate portfolio. The successful candidate will report to the Vice President, Asset Management and collaborate closely with internal team members and third-party property managers across the Pacific Northwest markets. Regular travel within the U.S.
West Coast and Lower Mainland is required.Salary: $125,000 to $145,000 per annum commensurate with experience, plus bonus potential and a great advantages package including company matched RRSP program.Hours of work: Monday to Friday, 8:30am-5pm. Occasional evening and weekend work may be required depending on travel arrangements and role obligations.Job type: Full-time, permanentResponsibilitiesLead financial review for an assigned portfolio, including the review of monthly financial statements, operational and variance reports, and forecasting and performance analysisMonitor key portfolio performance metrics including NOI growth, occupancy, rental rate growth, operating expenses, budget variance and capital project performance.Identify revenue growth, operating efficiencies and value-add opportunities to improve performance and long-term value of each assetTravel regularly to Seattle and Portland to inspect properties and evaluate property operationsLead and hold third-party property management firms accountable for operating performance, budgeting, leasing, resident satisfaction and execution of approved business plansEvaluate and approve proposals and negotiate pricing jointly with property management firms and consultants for major capital and non-routine projects, including structural/construction projects, building envelope issues and other projects (roofing, painting,
etc.)Oversee approved non-routine and capital upgrade projects to ensure timely delivery, budget adherence, and achievement of anticipated returnsLead lease negotiations, renewals, and third-party service contracts, as requiredPrep documentation and reporting for key project approvals, including project summaries, project updates and rate of return analyses for senior managementAssist in the business planning process by working with property management firms to prepare annual budgets, financial forecasts, capital expenditure and other financial plansProvide input in the acquisitions process, coordinate property due diligence and assist with transition activities as neededProvide other support to the Real Estate team by preparing various reports and analysis as requiredEducationUndergraduate degree in business, finance, economics, real estate or a related discipline is preferredSkills/KnowledgeIdeally 10+ years of relevant experience in asset management with exposure to multifamily and industrial real estate in Canada and the United StatesProven ability to build and maintain strong relationships with property management companies, consultants, and key stakeholdersStrong verbal and written communication skillsStrong analytical skills with a high level of accuracy and attention to detailDemonstrated experience in financial modeling, budgeting, forecasting, and business analysisExperience with construction project management, managing insurance claims and lease negotiationsAdvanced Excel, Word and PowerPoint skills are requiredMust possess a valid driver's license and maintain a clean driving recordMust hold a valid passport and be eligible to travel to the United States #J-18808-Ljbffr
