About the Role

Rustler Holdings is seeking a reliable, hands-on Live‑In Building Manager to oversee the daily operations, maintenance, and tenant experience at our residential properties (3 apartment buildings) in Red Deer. This position is ideal for someone who takes pride in keeping buildings safe, clean, and running smoothly while building positive relationships with residents. As the on‑site manager, you will be responsible for maintenance, coordinating contractors, responding to tenant concerns, and ensuring the property is well‑maintained at all times. A manager suite is provided after a short probationary period.

Key Responsibilities

- Perform daily building walkthroughs to ensure cleanliness, safety, and proper operation
- Respond promptly to tenant inquiries, concerns, and maintenance requests
- Complete repairs, maintenance tasks, and coordinate contractor visits
- Maintain accurate records of inspections, repairs, and supply inventory
- Oversee waste management, recycling, and litter control
- Support tenant move‑ins and move‑outs, including suite inspections
- Ensure compliance with building codes, safety standards, and company policies
- Provide on‑call availability for urgent after‑hours issues

Compensation Structure

- Base Salary Range: $40,800 per year (Plus the Building Manager 1-bedroom suite $1000/mth). This brings the total compensation value $52,800 annually.
- A Manager suite will be provided after completion of a 1-3 month probationary period.
- + Hourly Rate (Additional On Call After Hours): This rate would reflect the manager's experience.
- This is an independent contractor position, candidate is responsible for self-employment obligations including income tax remittance, CPP contributions, employment insurance etc.
- Paid time off.

Daily Duties

- Morning Walkthroughs: Inspect all three buildings for cleanliness, security issues, property damage, burnt-out lights etc.
- Litter Control:



Pick up debris and paper recycling, ensure the dumpster areas are tidy and accessible.
- Tenant Inquiries: Respond to resident phone calls, texts, and emails regarding building matters during daytime hours.
- Work Order Management: Receive, prioritize, and log maintenance requests from tenants.
- Contractor Check-ins: Greet, direct, and monitor any professional trades or utility workers on-site.
- Property Manager Assigned Tasks: Complete tasks as assigned by the Property Manager as it relates to the upkeep and maintenance of the properties.

Weekly Duties

- Janitorial Management: Vacuuming and dusting common areas to ensure hallways, stairwells, and entrances meet cleanliness standards.
- Vacant Suite Management: Check empty units to ensure they are clean, free of water leaks, and maintain proper climate control.
- Leasing Tours: Show available suites to prospective renters when the administrative staff is unavailable.
- Safety System Audits: Ensure fire escape paths remain completely clear.
- Admin Liaison: Submit completed tenant work order reports, incident reports, and feedback notes to the Property Manager.

Monthly & Turnover Duties

- Move-In/Move-Out Inspections: Conduct detailed incoming and outgoing suite walkthroughs with tenants when administrative staff is unavailable.
- Tenant Notices: Hand-deliver official written notices (e.g., access notices, breach letters) in accordance with the Alberta Residential Tenancies Act.
- Minor Suite Repairs: Handle minor repairs in occupied and vacant units,



such as patching small drywall holes, replacing broken fixtures, painting, or minor plumbing issues etc.
- Utility Meter Reading: Read and report utility meters or mechanical room gauges if requested by Property Manager or utility providers.

Seasonal & Weather-Specific Duties

Winter

- Snow & Ice Safety: Supervise and liaise with contract snow removal companies regarding sidewalks and parking lots.
- Mechanical Monitoring: Run daily checks on boiler rooms and heating systems to prevent freeze-ups during extreme cold snaps.
- Parking Lot Checks: Ensure the visitor and tenant parking stalls are clear for plow vehicles and plug-in posts are active.

Spring & Summer

- Grounds Upkeep: Monitor lawn conditions, supervise and liaise with contract landscaping companies, and clear debris from properties.
- Eavestrough & Drainage Checks: Inspect downspouts to ensure heavy spring rain diverts away from foundations.

Fall

- Leaf Clearing: Rake and bag leaves around properties.
- Furnace/Boiler Prep: Coordinate the annual commercial HVAC servicing before the winter heating season begins.

After-Hours & Emergency Duties (On-Call)

- Immediate Response: Attend after-hours emergency calls regarding active in-suite floods, total power loss, lack of heat, or structural damage, etc.
- Tenant Lockouts: Assist residents who are locked out of their units according to building policy (a lock out fee will be applied to the tenant).
- Emergency Services Liaison: Direct police, fire department, or paramedics on-site if an emergency occurs.
- Incident Documentation: Complete comprehensive incident reports within 24 hours of any major building event or emergency.

Pay: $40,800.00-$60,000.00 per year
