Overview
We are seeking a hands-on, reliable, and proactive full-time Maintenance Person & Cleaner to manage day-to-day maintenance, cleaning, apartment turnovers and preventative upkeep across our growing portfolio of rental properties in downtown Toronto. This individual will be a critical part of our operations team, ensuring units and common areas are clean, safe, and in top condition for tenants at all times.
Duties
- Handle general maintenance tasks in units and common areas (e.g., fixing door hardware, caulking, patching holes, tightening plumbing).
- Provide responsive service, take ownership of resident maintenance requests and address questions with a practical, solutions-focused approach.
- Perform light electrical work (changing light fixtures, outlets, switches, breakers).
- Perform minor plumbing (unclogging drains, fixing leaks, replacing sinks and vanities).
- Clean and maintain common areas daily; handle deep cleans for unit turnovers
- Complete and track suite turnovers to Class A standards, coordinating repairs, fixture replacement, cleaning and final quality checks to ensure suites are move-in ready on schedule.
- Respond to maintenance requests within the established 24-hour response standard, diagnosing and completing repairs involving plumbing, electrical, mechanical, HVAC and carpentry, as well as drywall, painting, flooring and cabinetry.
- Keep residents informed as work progresses, including any changes to timing or additional repairs required.
- Complete work respectfully,
minimizing disruption and leaving residents’ homes clean and orderly.
- Manage garbage and recycling bins and maintain tidy waste areas
- Implement preventative maintenance program with bi-annual unit inspections
- Respond to after-hours emergency calls
- Conduct seasonal duties: snow shoveling, gutter cleaning, exterior upkeep, etc
- Track all tasks and inspections using our property management software
- Operate independently with consistent productivity and problem-solving mindset
Requirements
Must-Have:
- Hands-on experience completing building maintenance and repairs involving plumbing, electrical, mechanical or HVAC systems, along with general renovation work. etc.
- Experience with cleaning and janitorial work.
- Valid Ontario G driver’s license and reliable vehicle (travel between properties required).
- Ability to lift 50+ lbs and perform physical labor.
- Must be punctual, detail-oriented, self-motivated, and able to work independently.
- Comfortable using maintenance tracking systems (e.g., Yardi Breeze or similar).
- Able and willing to be on-call for after-hours emergencies.
Nice-to-Have:
- Knowledge of building systems (HVAC, water heaters, breakers, etc.).
- Experience working in residential multi-unit buildings.
- Basic tech proficiency (e.g., using apps, camera phone for documentation).
Job Type: Full-time
Pay: $28.00-$32.00 per hour
