Harlow Properties is seeking a reliable, hands-on Live-In Building Superintendent to manage the day-to-day operations of Altitude, a 52-unit residential building at 1542 Champlain Dr, Dieppe. This is a live-in position — the successful candidate will reside on-site and enjoy 50% off their rent as part of the compensation package.

We're looking for someone dependable, personable, and proactive, who takes pride in keeping a building running smoothly and residents well cared for. If you're a natural problem-solver who's good with people and comfortable rolling up your sleeves, we'd love to hear from you.

Key responsibilities

- 24/7 emergency response: Serve as the on-site point of contact for building emergencies and respond promptly at any hour.
- Building cleaning & upkeep: Complete weekly cleaning of common areas including hallways, entrances, stairwells, laundry room, and other shared spaces, keeping the building clean and presentable at all times.
- Tenant relations: Be a friendly, qualified first point of contact for residents; address concerns, answer questions, and help maintain a positive community atmosphere.
- Enforcing building rules: Ensure tenants understand and follow building policies, quiet hours, and lease terms; address violations respectfully and consistently.




- Move-in / move-out support: Assist with unit turnovers, inspections, and keeping common areas ready for new residents.
- Snow, waste & grounds: Keep entrances, walkways, and waste/recycling areas clean, safe, and orderly.

What we're looking for:
- Previous experience as a building superintendent, caretaker, or in property maintenance is an asset (but we'll train the right person).
- Basic handyman/maintenance skills and comfort with minor repairs.
- Strong communication and people skills; patient and professional with residents.
- Reliable, organized, and able to work independently.
- Able to live on-site and be available for after-hours emergencies.
- Ability to lift, bend, and perform physical tasks associated with building upkeep.
