The Regional

Manager, Property Management West is responsible for the operational leadership and performance of Avana's residential portfolio across the Edmonton and Saskatoon markets. Reporting to the Senior Director, Resident Operations, this role is responsible for leading the implementing divisional strategies and achieving portfolio objectives related to occupancy, resident experience, and operational excellence.

The Regional

Manager provides leadership to Area Managers and Property Managers while working collaboratively with Leasing, Marketing, Maintenance, and Resident Operations to ensure consistent execution of corporate standards, operational processes, and resident experience initiatives across both markets. What You’ll Do Lead Regional Property Operations Provide operational leadership across the Edmonton and Saskatoon property management portfolios. Execute divisional strategies that improve occupancy, resident experience, and operational performance.

Conduct regular property inspections, operational reviews, and portfolio audits to identify opportunities for continuous improvement and mitigate operational risk.

Ensure compliance with legislation, company policies, and operational standards while promoting a consistent resident experience. Lead & Develop High-Performing Teams Coach, mentor, and develop Area Managers and Property Managers to build accountable, high-performing teams.

Establish clear performance expectations, measurable objectives, and development plans.

Conduct performance reviews,



succession planning, and leadership development.

Foster collaboration across multiple markets while supporting employee engagement and retention.

Drive Portfolio Performance

Drive portfolio performance by achieving occupancy, renewal, delinquency, collection, and resident retention targets. Partner with Leasing, Marketing, and Revenue Management to improve leasing velocity and optimize pricing strategies.

Monitor portfolio KPIs and implement action plans for underperforming assets. Support regional financial performance through budgeting, forecasting, business planning, and monitoring revenue, operating results, collections, and budget objectives.

Ensure operational decisions support financial objectives, long-term portfolio stability and sustainable growth.

Oversee

Maintenance & Operational Excellence Provide operational oversight of maintenance delivery across the region, ensuring service levels, resident-ready standards, preventive maintenance, and quality expectations are consistently achieved.

Monitor maintenance performance and operational KPIs, implementing corrective action where required.

Identify capital priorities and support the annual capital planning process by providing operational recommendations.

Partner with the Manager, Maintenance to ensure consistent execution of corporate maintenance programs, safety initiatives, and approved capital projects.

Build

Partnerships & Represent Avana Partner with Leasing, Marketing, Maintenance, and Resident Operations to support portfolio performance and operational excellence. Promote communication, accountability, and collaboration across all functional teams.

Support new developments, building turnovers, and portfolio transitions. Prepare and present weekly, monthly, quarterly,



and annual operational performance reports while monitoring portfolio KPIs and recommending corrective actions.

Serve as the regional lead for Avana's Community Impact program by developing relationships with municipalities, community organizations, and key stakeholders, while supporting resident engagement initiatives and representing Avana within the communities it serves.

Success in this role will be measured by portfolio performance, operational consistency, team development, resident satisfaction, financial results, and the successful execution of divisional priorities.

What You'll Bring 5–7 years of progressive residential multi-site property management experience. Demonstrated success leading geographically dispersed teams. Strong leadership, coaching, and people development skills.

Experience managing occupancy, revenue, resident retention, and collections. Knowledge of residential property management operations, portfolio performance, and applicable legislation.

Advanced problem-solving, decision-making, and organizational skills.

Excellent communication, presentation, planning, and organizational skills.

Experience with property management systems, CRM platforms, and business intelligence tools.

Experience managing portfolios of 1,500+ residential units is considered an asset.

Valid Class 5 Driver's Licence with a satisfactory driver's abstract and criminal record check upon hire.
