Senior Property Manager – Condominium Portfolio

Location: Vaughn, ON

Employment Type: Full-Time | Permanent

Compensation: $90,000 – $110,000 base salary, bonus, rrsp matching and benefits

The successful candidate will step into a visible leadership role managing a high-profile multi tower condominium community in Vaughn, making a direct impact on resident satisfaction, operational performance, and team development.

The Role

As Senior Property Manager , you will take ownership of a flag ship condominium property consisting of multiple mid-rise condo buildings and town-house developments on the same site and location.

You will lead a team of Property Managers and Administrators to manage day-to-day operations in alignment with the Condominium Act and corporate standards. This leadership role focuses on operational performance, client relations, and staff development while ensuring properties are well-maintained, fiscally sound, and compliant.

Key Responsibilities

- Advise Boards of Directors and site staff on governance, audits,



and compliance
- Oversee vendor management, service contracts, and performance reviews
- Enforce condominium by-laws and declarations across assigned sites
- Prepare and review annual budgets, reserve fund plans, and financial reports
- Conduct weekly site visits and follow up on repairs, deficiencies, and insurance claims
- Coordinate and attend board meetings, AGMs, and special meetings
- Support emergency planning and ensure health and safety compliance
- Lead and develop on-site teams, including hiring, training, and scheduling
- Assist in onboarding new team members and supporting internal training initiatives

Qualifications

- 10 + years of experience in residential condominium property management
- Experience managing new start ups and large communities with 600 to 1000 units (preferred)
- Previous experience managing Property Managers and/or Assistant Property Managers and Administrators (preferred)
- CMRAO General License (required)
- RCM designation (preferred)
- Experience managing multiple sites and/or corporations
- Excellent communication and client service skills
- Strong working knowledge of Microsoft Office and property management systems
- Organized, self-directed, and calm under pressure
