ABOUT THE OPPORTUNITY KingSett Capital is seeking a Vice President, Office Asset Management reporting to the Senior Vice President, Office located in Toronto. In this role you will be responsible for overseeing the value creation strategies on a property-by-property basis driving results for KingSett’s Office 6 million square foot portfolio. Toronto, Ontario ROLE RESPONSIBILITIES Provide strategic portfolio and property planning, including direct engagement in leasing, operations, AR, marketing, and amenity programs including making recommendations on leasing contracts and property operations.
Drive revenue generation primarily for the Office portfolio across multiple fund structures growing NOI and FFO.
Lead in the preparation of the Annual Portfolio Plans and reviewing and approving Annual Property Budgets; and managing operating capital for long-term asset preservation.
Act as KingSett’s designated representative in most dealings with Property Managers, Leasing Agents, Consultants, Governmental Authorities, and other key individuals. Recommend the appointment of Property Managers and Listing Agents for each of the properties and coordinate and supervise the performance of all such services.
Oversee Property Managers as they develop monthly performance reports and manage annual property budgets; monitor budgets on a regular basis to ensure that they are maintained; and develop long-term plans for major capital projects.
Execution of all Office property leases. Work closely with the brokerage network to build productive, professional relationships and maximize value.
Work with Listing teams to develop and execute leasing focused marketing strategies.
Work closely with Construction Managers through the review and approval process for all contracts for construction of tenant improvements and other projects.
Conduct monthly leasing reviews to ensure timely delivery of property results and alignment and advancement of key property objectives.
Manage environmental matters, risk and liabilities and assist with insurance and other risk management ensuring, without limitation, that the properties are insured.
Support the Investments team with the acquisition and disposition of Properties as required.
Preparation of comprehensive internal reporting on all facets of the assets (operations, leasing, marketing, capital) and including market outlook. CANDIDATE PROFILE Undergraduate degree in business commerce is a strong asset.
12+ years of experience primarily in the Office sector within the real estate industry, with an established track record, including exposure to leasing, operations and solid understanding of financial concepts such as recoveries. National and/or international experience is considered an asset.
Advanced proficiency in Excel, Word, PowerPoint and VTS.
Experience with Anaplan is an asset but not required.
Excellent written and verbal communication skills, with the ability to build relationships and communicate effectively with stakeholders at all levels.
Proven experience in identifying value creation opportunities and building relationships with external stakeholders.
Strong relationships with the brokerage community and a strategic understanding of market activity.
Able to thrive in a fast-paced, dynamic environment, effectively managing multiple competing tasks under tight deadlines.
Strong ethical standards, demonstrating both professional and personal integrity.

COMPENSATION Base salary range of $170,000-$190,000.
