Job Duties & Responsibilities Provide responsive, professional customer service to all tenants to build positive tenant relations and communications.
Prepare units for new tenants, including assembling furniture, hanging washroom fixtures, and ensuring all furnishings are installed and operational.
Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies.
Keep properties healthy, habitable, presentable, and operational.
Maintain a high level of maintenance and repair standards and follow up.
Ensure no water damage.
Conduct a regular cadence of property visits to prevent break‑ins, illegal tenancy, or vandalism.
Determine what is needed for the properties to withstand environmental changes.
Maintain records of repairs and invoices.
Negotiate service contracts when necessary.
Schedule and inspect work.
Repair or replace damage.
Hire and supervise third-party companies when needed.
Help develop budgets for equipment and property upkeep.
Conduct repairs on company or building equipment such as heating, cooling, plumbing, or electrical systems.
Perform general aesthetic upkeep, including painting, basic carpentry, or landscaping.
Handle pest control issues by spraying insecticide or coordinating with professionals.
Ensure locks function properly and respond to issues.
Maintain and carry out a calendar of monthly and annual equipment check‑ups or repairs.
Provide after-hours emergency service when required.
Respond to tenant questions, concerns, emergencies, and complaints in a timely manner.
Required Skills General construction: carpentry, plumbing, roofing, masonry, painting, landscaping.
Forecasting need for improvements before they become issues.
Robust organization and record‑keeping/invoicing.
Ability to work in various temperatures.
Ability to lift heavy objects; overall good physical health.
Problem‑solving on the job.
Respond to emergencies in a timely manner and prioritize task importance.
Communicate issues to upper management and collaborate with staff to complete jobs.
Organize calendars and appointments, especially for regular maintenance.
Multitask and juggle multiple appointments and requests simultaneously.
Show initiative and demonstrate accountability.
Qualifications Valid driver’s license in good standing.
Clean background check if requested.
Trades licensing is a strong asset.
Knowledge of electrical, plumbing systems, heating and air conditioning units.
Ability to complete routine plumbing repairs.
Advanced understanding of maintenance equipment, procedures, and techniques.
Proven ability to comply with operational policies, codes, and regulations.
At least 5 years of maintenance, contracting or construction work (preferred).
WHMIS training and other health and safety training preferred.
Industry connections are an asset.
Cellular phone ownership.
High school diploma minimum.
Fluent in reading, writing, and speaking English.
Ability to connect with diverse personalities on phone and in person.
Available to be on call and respond to maintenance requests on nights and weekends.
Full‑time permanent position. Salary: $55,000-60,000 per year plus bonus. Flexible schedule, Monday to Friday with on‑call duties during nights and weekends.
