SUMMARY

The Facilities Maintenance Technician III is responsible for performing maintenance and repair, routine and on-demand services on client-owned mechanical and other supporting systems, performing structured inspections, preventative and corrective maintenance. The technician is responsible for performing work in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health and safety, and fire protection.

At this position level:

Maintains and repairs client-owned facility components
Strong customer-service and communication skills
Demonstrates an interest in enrolling and completing a trades certification or license, or may be enrolled to complete a trades certification or license

KEY DUTIES & RESPONSIBILITIES

Performs work in accordance with established processes and practices at client facility
Complies with all internal and external requirements including but not limited to environmental, health and safety, fire protection
Performs regular facility component monitoring and inspection
Provides observations about facility component conditions and deficiencies and provides suggestions for enhancements and repair.
Monitors assigned facility by conducting facility walkthroughs
Responds to urgent, routine and on-demand service requests




Performs preventative maintenance and repair work on client-owned facility components, including but not limited to mechanical and electrical equipment.
Ensures work completed meets quality, contract response and all other requirements
Assists client in the implementation of preventative maintenance (PM) program. Ensures that deficiencies are identified, recorded and escalated, and that related documentations are maintained.
Participates in and assists with facility-related projects.
Ensures the manner in which work is performed is in compliant with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, fire protection and any other applicable requirements.
Maintains all assigned tools and arranges for repair and replacement where required
Assists in enhancing tenant and customer satisfaction and maintaining positive relations through manner in which work is performed and services delivered.
Liaise with landlord, building operations and client service providers.
Other duties as assigned.

Work Requirements

Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise.
Must be willing to wear personal protective equipment

EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS

Minimum 3 years facility operations and maintenance work experience
High school diploma plus some trades-related training
Ability to adhere and to properly execute processes and practices relating to facility operations and maintenance
Ability to maintain,



troubleshoot and repair non-technical facility components
Ability to provide observations about facility conditions and deficiencies and provide suggestions for enhancement and repair
Ability to research, learn and gain greater proficiency in applying on-the-job – fire, life, safety and building codes and standards
Possesses a strong environmental, health and safety mindset. Ability to perform work in a secure manner
Strong client-service orientation along with a high sense of urgency
Effective communication skills for the purpose of data relay, exchange, feedback, and clarification

Licenses and/or Professional Accreditation

Demonstrates an interest in enrolling and completing a trades certification or license, or beginning to work towards a trades certification or license
Must meet enhanced security clearance requirements
Valid drivers’ license and clear drivers' abstract

This is a regular, full-time position with a salary range of $ 28.30 - $33.29 per hour. The starting salary will be based on the successful candidate’s competencies, including but not limited to experience, education and performance related to this role.
