Maintenance Technician
The Role
As a Maintenance Technician at Rhapsody Property Management, you will support the smooth day-to-day operations of the property by promptly addressing resident needs and maintaining facilities and equipment. Your work helps ensure resident satisfaction and contributes directly to the success of the organization.

Essential Job Functions
Complete assigned service requests for both in‑suite (interior and exterior) and common areas in a timely manner.
Perform in‑suite turnover activities, including light and heavy maintenance such as repair or replacement of appliances, kitchen or bathroom fixtures, basic carpentry, painting, and housekeeping to deliver quality results to residents.
Handle appliance repairs, routine plumbing repairs, carpentry, painting, basic electrical repairs, and the safe use and maintenance of tools.
Maintain grounds, garbage, surrounding area, facilities, and equipment, determining if repairs or preventative maintenance are required.
Report maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
Apply knowledge of applicable legislation, including Health and Safety standards, WHMIS, AODA, and Human Rights.
Comply with health and safety procedures, use required safety equipment, and identify unsafe practices and conditions while maintaining a clean and safe working workplace.
Ensure all areas are free of hazards and,
when unable to resolve, inform management for immediate resolution.
Perform on‑call emergency procedures as required.
Attend and participate in training programs required by Rhapsody and local city and provincial jurisdictions.
Provide superior customer service and represent the company professionally at all times, maintaining a courteous attitude when dealing with residents, coworkers, and the general public.
Carry out cleaning and custodial duties as assigned.
Maintain and safeguard all company tools and equipment.
Complete other duties assigned by Property Manager.
Education and Experience
Completion of High School or general education degree (GED).
1+ years of maintenance or related experience.
Flexibility to work on‑call on a rotating schedule (evenings and weekends).
Proficiency with basic handheld and electrical tools.
Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
Certification or license from a trade profession is a definite asset.
Familiarity with community rules and regulations.
Experience with multi‑residential or related industry asset class considered an asset.
WHMIS certification is an asset.
Knowledge of mechanical and HVAC systems is an asset.
