At BGO Properties, we’re dedicated to enhancing personal and professional growth, fostering meaningful connections, and giving back to the communities where we operate.The OpportunityThe Chief Engineer will be responsible for the day-to-day maintenance operations of Oceanic Plaza in Vancouver, B.C. This is a challenging position requiring comprehensive knowledge and experience with building systems, plus the ability to ensure building operation and construction standards are maintained through successive TI and other activities. There is also a requirement to provide a strong focus on delivering a high standard of customer service to the site tenants. The primary objective is to ensure that the assigned real estate portfolio is managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.What You Will DoOversee standards, controls and processes for safeguarding the properties; Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems; Manage energy and utility consumption; Conduct environmental assessments and reporting; Conduct routine and special inspections to ensure properties are in compliance with federal, state, and municipal codes; Implement the corporate occupational health and safety program; Manage waste, recycling and hazardous materials; Oversee computerized control systems; Tenant improvementconstruction management; Ensure sound curtain wall, structural and roof maintenance; Respond to tenant service requests; Perform life cyclecosting exercises; Conduct insurance and risk management inspections, remedial actions and reporting; Prepare annual operations and capital project budgeting; Liaise with regulatory or civic authorities having jurisdiction; Provide technical or administrative advice to internal and external clients; Supervise operations staff; Remain current andup todate with new industry practices,



legislative changes and new technologies; Training and supervisingthe maintenance staff; Other assigned duties; Available for on-call as needed; SustainabilityEmbrace and proactively support BGO's culture of environmental responsibility and social responsibility; Operate the building in an energy and utility productive manner; Input and manage energy performance, maintenance and environmental risk data into the respective management systems; Continually seek opportunities to improve energy consumption; Respond to and manage environmental hazards; Consider sustainability when evaluating options for replacement equipment and when reviewing building operations; Participate in tenant and staff community support events as appropriate.Who You AreTechnical Qualifications4th Class Power Engineer (Mandatory for properties having a chiller plant in excess of 200 Kva in British Columbia) orA Technical Certificate (C.Tech. or A.ScT.) orJourneyman Tradesperson (Electrician, Plumber, Refrigeration) is an asset but not a requirement orFMA / RPA + BOMI SMA / SMT or; Minimum of 5 yearsdirect work experience in a senior position in commercial high rise building operations; Management experience anasset; Valid driver’s license; Intermediate level skills in Microsoft Office; Police Clearance –a criminal verification check is required for employment.Communication & Relationship Skills – Ability to communicate effectively and professionally, both oral and written,



with all levels within the company; ability to develop and sustain cooperative working relationships with all business units; mature and self-motivated team player who is committed to personal growth and ethical integrity; have strong relationships with industry peers and trade associations.Time Management / Working Environment – Work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after hours emergency situations; requires the ability toexert moderate physical effort and must be able to move quickly in emergency situations; is able to thrivewithin a busy working environment.Pay and BenefitsThe Expected Base Pay Range: $95,000.00 - $105,000.00. The Base Pay range is for the primary location for which the job is posted.
