Maintenance Technician - Luxury
The Maintenance Technician is responsible for maintaining luxury rental properties on behalf of York Property Management. This includes maintaining the internal and external structure, and ensuring buildings are secure and in pristine condition. The Maintenance Technician reports to the Maintenance Manager -Luxury , and works daily with the Manager of Resident Experience, as well as on-site company partners.
Responsibilities
Maintain housing units to ensure the suites are safe and in pristine condition.
Main activities
Complete daily inspections, including building systems inspections, fire safety walk throughs, exterior grounds inspections
Complete daily work requests in Property Management software system, including minor electrical, plumbing, hardware, flooring, and carpentry
Perform winter snow removal along sidewalks and driveways, including weekends as required
Repair and install appliances, including stoves, refrigerators, dishwashers, microwaves, and washing machines
Perform preventative maintenance on fire alarms, appliances, dryer venting, and in suite air handlers
Perform routine preventative maintenance on swimming pool equipment and systems
Conduct regular inspections and testing of pool chemistry to ensure water quality and safety
Assist with weekly garbage and recycling pick up, as well as chute maintenance
Assist with power washing of the parking garage, sidewalks, and terraces as needed
Coordinating with vendors and contractors to complete work on the property
Inspect HVAC systems, sprinkler systems, and water pressure pump system
Inspect heat coil systems to make sure they are in working order
Inspect parking garage CO2 monitoring stations to maintain no faults
Providing access and supervise vendors and contractors to perform contracted work
Paint units and hallways and suite turnovers when required
Clean after any activities conducted
Participate in After Hours on Call and availability to work weekends as required
Perform administrative duties by keeping daily logs of tasks completed, and input into Propertyware database
Follow a preventative maintenance schedule for the property
Maintain equipment and tools
Order stock supplies
Follow work order instructions
Perform other related duties as required
The successful candidate must demonstrate the following skills and experience:
Experience in building maintenance is required
Building maintenance skills
Excellent mechanical skills
Ability to operate required equipment in a safe and responsible manner
Client service and public interaction skills
Time management skills
Ability to take initiative and and work independently
Ability to use and/or learn how to use new technology for time tracking and work order purposes
