The Client:

Our client is an established, privately held real estate organization with a long history of owning, developing, and managing commercial properties across British Columbia. Their portfolio includes a unique mix of retail, mixed-use, destination-oriented and community-focused assets.

The Position:

Reporting to the Director of Property Management, the Property Manager will take responsibility for the day-to-day management of a diverse commercial portfolio across the Lower Mainland and Vancouver Island.

This is a broad, hands-on property management position encompassing operations, financial management, tenant relations, leasing, capital projects, contract management and team leadership. The successful candidate will maintain a regular presence across the portfolio, conducting property inspections, developing strong relationships with tenants and working closely with internal teams, contractors and other stakeholders.

Key responsibilities will include:

- Oversee the day-to-day operations and administration of a diverse commercial property portfolio.
- Conduct regular property inspections, identifying operational and maintenance requirements while ensuring properties are maintained to a high standard.
- Work closely with facilities and onsite personnel to coordinate building maintenance, repairs and property improvements.
- Manage service contracts, including annual reviews, reconciliations and tendering.
- Coordinate onsite construction activity relating to tenant improvements and landlord work.
- Oversee property administration and ensure accurate and timely flow of information across the portfolio.
- Prepare and deliver detailed monthly reporting packages for senior leadership.
- Review purchase orders and approve accounts payable invoices.
- Monitor accounts receivable and ensure appropriate follow-up on outstanding amounts.
- Prepare annual operating budgets and capital expenditure plans.
- Manage operating costs and budgets, ensuring work orders, renovations and capital projects are completed within approved budgets.
- Review monthly financial statements, analyze budget variances and provide commentary.
- Act as a key point of contact for tenants regarding day-to-day operational matters and sales reporting.




- Maintain relationships with external stakeholders and ensure effective communication across the portfolio.
- Lead leasing initiatives across the portfolio and act as the primary contact for external leasing brokers.
- Review lease documentation including offers, leases, renewals and assignments.
- Conduct rental and tenant performance analysis in advance of lease renewals.
- Collaborate with marketing and event teams to coordinate property activities and ensure operational requirements are appropriately managed.
- Oversee and support members of the property operations team, including direct supervision of property coordination and maintenance personnel.
- Support staff development through regular communication, performance reviews and individual growth plans.
- Ensure appropriate Occupational Health & Safety programs and procedures are maintained across the portfolio.

The position is weighted primarily toward operations, construction, administration and financial management, while also providing meaningful exposure to tenant relations, leasing, stakeholder management and leadership.

The Requirements:

The successful candidate will be an experienced commercial property management professional who is comfortable taking ownership of a diverse portfolio and operating in a hands-on environment.

Ideally, you will bring:

- A minimum of 5 years of real estate experience, ideally within commercial property management, development or a related field.
- At least 2 years of supervisory experience within commercial property management.
- Strong knowledge of commercial property operations and building systems.
- Experience with property accounting, budgeting, financial reporting and variance analysis.
- A solid understanding of commercial leases, lease administration and lease language.
- Experience managing tenant relationships and working with external contractors,



trades and service providers.
- Exposure to leasing, lease renewals and tenant negotiations would be highly advantageous.
- Experience coordinating tenant improvements, landlord work and capital projects.
- Strong organizational skills with the ability to manage multiple properties and competing priorities.
- Excellent communication and interpersonal skills.
- Demonstrated leadership capabilities and the ability to effectively support and motivate a property operations team.
- Robust analytical, critical-thinking and problem-solving skills.
- Proficiency with Microsoft Office and general property/office productivity systems.
- A flexible, adaptable and collaborative approach with a willingness to be hands-on when required.
- The ability and willingness to regularly travel between properties within the portfolio.
