Commission-Based | Earnings Based on Portfolio Size | Uncapped Earning Potential

RE/MAX Magnolia is growing, and we’re looking for an experienced, motivated Licensed Property Manager to join our team and help drive the continued growth of our Property Management Division.

This is a fully commission-based opportunity where earnings are directly tied to the size of the property management portfolio. There is no guaranteed minimum income; however, there is also no cap on earning potential as the portfolio grows.

Our existing portfolio is currently small, but we are entering an exciting period of expansion, including a potential large-scale property management contract expected in the near future. We’re looking for someone who sees the opportunity in getting involved early and wants to grow alongside the division.

What You’ll Do

- Manage a portfolio of long-term residential rental properties
- Build and maintain strong relationships with property owners and tenants
- Market available rental properties and respond to prospective tenants
- Coordinate and conduct property showings
- Screen prospective tenants and complete tenant placement
- Prepare and coordinate tenancy documentation and move-in processes
- Conduct move-in, move-out and periodic property inspections
- Coordinate maintenance and repairs with owners, tenants and service providers
- Respond to tenant and owner questions and concerns professionally and promptly
- Assist with rent collection, notices and other tenancy-related matters
- Maintain accurate property and tenancy records
- Ensure property management activities comply with applicable BC legislation and regulatory requirements
- Identify opportunities to grow the property management portfolio and develop new client relationships
- Work collaboratively with the RE/MAX Magnolia team and our REALTORS® to provide a seamless experience for clients

What We’re Looking For

A valid BC Rental Property Management licence is required for this position.

Our ideal candidate is someone who is:

- Licensed and in good standing to provide rental property management services in British Columbia
- Experienced in residential property management, leasing or a related field




- Knowledgeable about BC residential tenancy requirements
- Highly organized and comfortable managing multiple properties, deadlines and priorities
- An excellent communicator who can confidently work with both owners and tenants
- Professional and solutions-focused when navigating difficult situations
- Comfortable working independently while also being part of a collaborative team
- Tech-savvy and able to learn current systems quickly
- Entrepreneurial and motivated by the opportunity to grow a portfolio and their own income

In addition to managing our existing long-term residential rental portfolio, we are currently preparing for a potential large-scale property management contract expected in the near future, which would substantially expand the portfolio managed by the division.

We’re looking for someone who is excited not only to manage the business we have today, but to help us build what comes next.

The successful candidate will have the prospect to grow the portfolio through new property management relationships,



referrals and future contracts while working within an established real estate brokerage and recognizable national brand.

For the right person, this is an opportunity to join us ahead of an important stage of expansion and play a meaningful role in developing the systems, relationships and service standards that will support a much larger portfolio.

Compensation

This is a 100% commission-based position. There is no guaranteed minimum income and no maximum earning limit.

Compensation is directly tied to the size and revenue of the property management portfolio. As additional properties and contracts are added, the Property Manager’s earnings increase accordingly.

Indeed requires an annual compensation range to be displayed. The $40,000–$100,000+ range represents potential annual earnings as the portfolio grows and is not a guaranteed salary or minimum level of compensation. The current portfolio is smaller than what would generate the advertised range.

We believe strongly in the growth potential of this division, including a potential upcoming large-scale contract, and are looking for someone who wants the opportunity to build their income alongside it.

There is no cap on earnings as the portfolio continues to expand.
