This position is a contract with a well know high rise Developer in Vaughan.

1. Primary Purpose

The incumbent will be responsible for leading the high-rise estimating process and play an integral role in cost estimating and budget management throughout all high-rise residential construction project lifecycles.
1. Responsibilities

- Creation of High-Level Construction budgets including Construction Schedules and Cash Flows.
- Creation of Elemental and Trade Budgets including Construction Schedules and Cash Flows.
- Continuous updating of Estimating Cost Data Bases to current market conditions and current Project budgets.
- Demonstrate knowledge of high-rise construction methodologies, local building codes, and industry standards in Canada.
- Update and distribute monthly construction schedules to sites and project managers.
- Maintain and share monthly labour control schedules with project managers.
- Maintain and distribute monthly hoist labour schedules to project managers.
- Prepare monthly budgets and conduct reviews with teams (Construction, Technical Audit, Development, Customer Care, Sales, Marketing, Revenue).
- Update monthly commission data in Sales Reviews.
- Continuously improve all Job Cost Excel programs.

1. Education

- Degree or Diploma in Construction Management, Project Management or related field.
- PQS designation considered an asset.

1. Skilled/Trade Expertise Experience

- 10+ years of estimating/quantity surveying experience preferably in High Rise Construction.
- Self-motivated with a high degree of integrity, honesty, and ethics.
- Excellent communication skills – interpersonal, written and verbal.
- Excellent knowledge of SharePoint, Excel, and On Centre (or Equivalent).
- Knowledge of quantity takeoffs, construction methods, cost estimating, scheduling and building codes is required.

- Ability to interpret and take-off architectural and structural drawings.
- Strong knowledge of CIQS standard method of measurement – elemental/trade.

1. Relationship Management

Interaction between SVP High Rise Operations, Senior Estimator, Project Managers and assistant PM’s. The role acts as the bridge between executive leadership, project teams, consultants, contractors, and internal departments to ensure successful delivery of the project.

- To be able to measure quantities accurately when there is a lack of drawing information available.
- Exercises sound judgment in determining when to engage consultants, trade partners, or internal stakeholders to obtain clarification, resolve issues, and ensure accurate project costing and scope alignment.
- The Director, Estimating is responsible for making strategic, financial, and operational decisions that directly impact a project's viability, profitability, and risk profile. Their decisions often influence whether a project proceeds, how it is designed, and how it is budgeted.

- Timely completion of deliverables is critical, as delays may impact the submission of budgets and subsequent team deadlines.
- Monthly control reports (e.g., concrete and labour reports) are on a strict timeline and must be completed accurately and on schedule to support monthly budget reviews.
