Position Purpose

Maintenance Personnel are responsible for completing general maintenance, repair, and property upkeep services for residential properties managed by the company. This position performs a wide range of interior and exterior maintenance tasks, responds to assigned work orders, documents completed work, and assists in maintaining safe and well-maintained properties. The role requires robust practical maintenance skills, physical stamina, and the ability to respond to operational and emergency maintenance needs.

Core Responsibilities

Maintenance & Repairs

- Complete assigned maintenance work orders in residential properties and common areas
- Perform general repairs including basic plumbing, electrical, carpentry, drywall, painting, flooring, appliance, and fixture repairs
- Troubleshoot maintenance issues and identify required repairs or materials
- Maintain the cleanliness, safety, and condition of residential properties and exterior areas
- Ensure work is completed professionally, safely, and within company standards

Work Order Documentation

- Receive and complete work orders assigned by the Maintenance Manager
- Accurately document work completed, materials used, and any additional repair recommendations
- Record labour time, supplies, and parts used for each work order
- Return completed paperwork and documentation within required timelines
- Report incomplete work, follow-up requirements, or safety concerns to management

Exterior Property Maintenance

- Perform seasonal exterior maintenance duties, including snow removal and ice melt application
- Mow lawns, trim grass, pull weeds, and maintain landscaping areas




- Remove debris and maintain the cleanliness of parking areas, walkways, and exterior spaces
- Assist with property inspections and exterior upkeep as required

Emergency & On-Call Duties

- Respond to emergency maintenance situations, including after-hours service calls when required
- Assess urgent maintenance issues and take appropriate corrective action
- Communicate emergency situations and repair updates to the Maintenance Manager promptly

Tools, Equipment & Inventory

- Operate maintenance tools and equipment safely and properly
- Notify management when supplies, materials, or equipment require replacement or repair
- Follow company procedures for inventory use and material tracking
- Maintenance personnel must provide their own tools and vehicle

Safety & Compliance

- Follow all company safety procedures and operational standards
- Maintain safe work practices at all times
- Use appropriate personal protective equipment when required
- Maintain professionalism while working in occupied tenant units and residential communities
- Respect tenant privacy and confidentiality. Adhere to entry guidelines as per company policies.

Required Knowledge & Skills

- Minimum of 5 years experience working in residential maintenance and repairs
- General knowledge of residential maintenance and repair practices
- Basic skills in plumbing,



electrical, carpentry, painting, drywall, and general repairs
- Ability to use hand tools, power tools, and maintenance equipment safely
- Strong problem-solving and troubleshooting abilities
- Ability to work independently and complete assigned tasks efficiently
- Good communication and organizational skills
- Ability to complete paperwork accurately and on time
- Physical ability to perform labour-intensive work in varying weather conditions

Performance Expectations

- Complete assigned work orders accurately and efficiently
- Maintain skilled conduct with tenants, staff, and vendors
- Submit accurate work order documentation and supply records
- Respond promptly to emergency maintenance situations
- Maintain company quality and safety standards
- Contribute to overall property appearance and operational efficiency

Working Conditions

- Labour-intensive position requiring lifting, bending, climbing, and prolonged physical activity
- Indoor and outdoor work in varying weather conditions
- Exposure to maintenance tools, equipment, chemicals, and construction materials
- Regular travel between residential properties using a personal vehicle will be required
- On-call and after-hours availability will be required every 3 weeks

Pay: From $25.00 per hour

Ability to commute/relocate

- Camrose, AB: reliably commute or plan to relocate before starting work (preferred)

Experience:
- property maintenance: 5 years (preferred)

- English (required)
