We are seeking a detail-oriented and commercially driven Quantity Surveyor / Estimator with experience in interior fit-out, architectural, hospitality, multifamily, and commercial construction projects. This role is responsible for preparing accurate quantity take-offs, developing competitive cost estimates, supporting tender submissions, and assisting with project cost control throughout the project lifecycle.
Role overview
The successful candidate will work closely with our design, procurement, and project management teams to prepare detailed estimates and commercial analyses for interior and architectural projects. The role requires strong analytical skills, excellent attention to detail, and the ability to interpret architectural drawings and specifications accurately.
Key responsibilities
Quantity take-offs and measurement
- Prepare detailed quantity take-offs from architectural drawings, specifications, and BOQs.
- Accurately quantify materials, labour, finishes, fixtures, millwork, and specialized interior components.
- Review project documentation and identify quantity discrepancies where applicable.
Cost estimation and pricing
- Prepare comprehensive and competitive cost estimates using current market rates.
- Analyze vendor,
subcontractor, and supplier quotations for pricing accuracy and completeness.
- Develop rate analyses for custom, specialized, and non-standard items.
- Support tender pricing, bid submissions, and commercial proposals.
Budgeting and cost control
- Assist project managers and design teams in establishing project budgets.
- Monitor project costs and track cost variances throughout the project lifecycle.
- Prepare cost reports, estimate revisions, and financial forecasts.
- Support change order pricing and commercial evaluations.
Value engineering
- Identify cost optimization opportunities while maintaining design intent and quality standards.
- Recommend alternative materials, systems, and construction methodologies to improve project profitability and efficiency.
Required qualifications
- Bachelor’s degree in Civil Engineering, Architecture, Quantity Surveying, Construction Management, or a related field.
- Proven experience in quantity surveying and estimation for interior fit-out, architectural, hospitality, multifamily, or commercial construction projects.
- Strong understanding of interior construction materials, finishes, millwork, and construction methodologies.
- Experience with tendering processes, BOQs, and commercial documentation.
Technical skills
- Proficiency in quantity take-off and estimation software such as Bluebeam, On-Screen Takeoff (OST), CostX, PlanSwift, or similar tools.
- Advanced Microsoft Excel skills for cost modelling, analysis, and reporting.
- Ability to read and interpret architectural drawings, specifications, and technical documentation.
- Experience with ERP systems or construction cost management software is an asset.
