Where You’ll Add Value This position is a Unionized role. If selected, the candidate will be required to sign up with the Union. The Equipment Maintenance/Operator is accountable to the Building Manager for the inspection, maintenance, troubleshooting, repair, and installation of mechanical equipment and building systems within the complex, to ensure uninterrupted performance of all building systems and programs, and the general satisfaction of the tenant. How You’ll Make a Difference
- Mechanical Systems Maintenance
Will be responsible for inspecting, maintaining, and repairing a wide range of mechanical building equipment, including pumps, motors, gearboxes, cooling towers, air handling units (AHUs), exhaust and supply fans, domestic water systems, hydronic heating systems, conveyor and loading dock equipment, as well as compressors and associated mechanical systems. Will perform both preventive and corrective maintenance activities in accordance with established maintenance schedules to ensure the reliable operation of building systems and equipment. Will troubleshoot mechanical equipment malfunctions, diagnose root causes, and implement effective repairs to minimize downtime and maintain operational efficiency.
- Building Operations Support
Responds to tenant service requests related to mechanical equipment and systems in a timely and professional manner. Support emergency response activities involving building mechanical systems, helping to restore operations and ensure occupant safety during critical situations. Will assist with seasonal system changeovers and major building shutdown activities, ensuring all equipment is properly prepared and brought back into service as required. Monitor the performance of mechanical equipment, identify opportunities for improvement, and recommend solutions that enhance reliability, efficiency, and overall system performance.
- Safety & Compliance
Will adhere to all Occupational Health and Safety requirements, company policies, and secure work procedures to maintain a safe working environment for themselves, building occupants, and fellow employees. Will perform Lockout/Tagout (LOTO) procedures when servicing or repairing equipment to ensure all energy sources are properly isolated and controlled. Will ensure that all maintenance, repair, and installation activities comply with applicable building codes, regulatory requirements, and industry standards. Will actively participate in hazard assessments, safety meetings, and incident investigations, contributing to the continuous improvement of workplace safety and risk management practices.
- Contractor Coordination
Will assist in coordinating and overseeing contractors performing mechanical work to ensure all activities are completed safely, efficiently, and in accordance with project requirements. Will verify the quality of contractor work and ensure compliance with site standards, specifications, and applicable regulatory requirements. Will support project commissioning activities and participate in equipment acceptance processes, helping to ensure that new or upgraded mechanical systems are installed, tested, and operating as intended before being placed into service.

The Expertise You’ll Bring
- Minimum 3–5 years of experience maintaining commercial, industrial, or institutional mechanical systems.
- Strong troubleshooting skills involving rotating equipment and mechanical systems.
- Experience reading blueprints, schematics, technical drawings, and O&M; manuals.
- Familiarity with preventive maintenance programs.
- Valid driver's license.
- Ability to lift up to 50 lbs (23 kg).
- Work at heights and within mechanical rooms.
- Frequent walking, climbing ladders, bending, kneeling, and lifting.
- Ability to respond to after-hours emergencies when required.

Preferred Qualifications And Experience
- Experience in commercial real estate or building operations is an asset.
- Forklift, aerial lift, rigging, and fall protection certifications is an asset.
- First Aid/CPR certification is an asset.
- Industrial Mechanic Red Seal Certification is an asset.

Annualized Base Salary: $90,568.30 CAD. Pay Equity The salary listed for this position reflects the union agreement with Morguard at the time of posting.
