Property Manager / Operations & Business Development

Location: Cambridge, Ontario serving Kitchener, Waterloo & Cambridge

Job Type: Full-Time, On-Site

Compensation: $60,000–$80,000+ depending on experience and capability, plus performance based compensation and benefits

Company Description

Painite Group Inc. is a real estate development and property management company specializing in “missing middle” housing throughout the Kitchener Waterloo region and Southwestern Ontario.

We own, develop, and manage a growing portfolio of residential properties while delivering practical, well designed infill rental projects.

Our development model focuses on smaller, repeatable multi-residential projects that can be built efficiently, provide strong long-term returns, and help address real housing demand. We combine expertise in acquisitions, planning, approvals, construction, and property management, with an emphasis on execution, efficiency, and continuous growth.

The Opportunity

We’re looking for an experienced, highly motivated Property Manager / Operations & Business Development professional to join our growing team.

This is not a traditional property management position.

The successful candidate will be hands-on, work directly with tenants and contractors, manage properties throughout Kitchener, Waterloo, and Cambridge, work closely with ownership, and play an important role in helping Painite Group continue to grow.

A reliable vehicle is required, as the position involves regularly travelling between properties throughout Waterloo Region.

We’re looking for someone who takes ownership rather than simply completing a list of tasks.

Property Management Responsibilities

- Manage a growing portfolio of residential rental properties throughout Waterloo Region.
- Lease vacant units from initial inquiry through tenant move-in.
- Handle tenant communication and resolve tenant issues professionally.
- Manage rent collection and follow up on arrears.
- Coordinate maintenance, repairs, contractors, and vendors.
- Conduct property inspections.
- Coordinate unit turnovers and ensure properties are rent-ready.
- Prepare notices and documentation in accordance with Ontario’s Residential Tenancies Act.
- Handle Landlord and Tenant Board (LTB) matters, applications, documentation, and hearings when required.
- Help improve tenant retention, occupancy, operating efficiency, and overall property performance.
- Develop and improve systems and processes as the portfolio continues to expand.

Operations & Business Development

As Painite Group continues to grow,



this person will have the opportunity to take on increasing responsibility beyond day-to-day property management.

Responsibilities may include

- Helping develop and implement systems for a growing property management operation.
- Identifying ways to improve efficiency, profitability, tenant experience, and service levels.
- Helping grow the company’s property management capabilities and portfolio.
- Building relationships with contractors, vendors, tenants, owners, and other industry contacts.
- Identifying opportunities to improve existing properties and operations.
- Assisting with onboarding new properties and management accounts.
- Helping develop processes and systems that can scale as the company grows.
- Working directly with ownership on business initiatives and strategic projects.
- Supporting acquisitions, development, construction, and project execution where required.
- Taking ownership of projects from concept through completion.

Executive & Leadership Support The role will also work closely with the leadership team on:

- Calendar and schedule management.
- Meeting coordination.
- Document and presentation preparation.
- Tracking action items and deadlines.
- Property and project records.
- Reporting, spreadsheets, and data entry.
- Development, construction, acquisition, and approval-related administration.
- Special projects and business initiatives.

If you’re overqualified for a traditional Property Manager position, that’s not necessarily a negative.

Qualifications





- Minimum 5 years of residential property management experience required.
- Strong knowledge of Ontario’s Residential Tenancies Act and Landlord and Tenant Board processes.
- Proven residential leasing experience.
- Strong tenant relations and conflict-resolution skills.
- Experience coordinating contractors, maintenance, and property turnovers.
- Strong organizational and administrative abilities.
- Excellent written and verbal communication skills.
- Comfortable working independently and making decisions.
- Strong computer skills, including Microsoft Office/Google Workspace, spreadsheets, and property management software.
- Valid Ontario driver’s licence and reliable personal vehicle required.
- Previous experience in real estate development, construction, or acquisitions is an asset.
- Ontario Realtor® licence is an asset but not required.

Someone who can deal with a difficult tenant in the morning, coordinate a contractor in the afternoon, lease a unit in the evening, and then sit down with ownership to figure out how to improve the business.

Compensation & Opportunity

Base salary: $60,000–$80,000+ depending on experience and capability.
