We are seeking a detail-oriented, technology-savvy Revenue Accountant to join our Finance team. This role ensures the accuracy of revenue accounting across a growing real estate portfolio while continuously improving processes through automation, data analysis, and AI.
The ideal candidate combines strong knowledge of accounting with a passion for operational excellence. They challenge inefficient processes, leverage technology to streamline workflows, and provide insights that support business decisions. This individual will collaborate with Property Operations, Property Accounting, Resident Managers, and external stakeholders to deliver timely, accurate revenue reporting.
Key Functions and Responsibilities:
Revenue Accounting & Accounts Receivable
Process daily deposits, ensuring receipts are accurately applied to tenant ledgers.
Coordinate with Property Sites and Resident Managers to obtain complete deposit documentation.
Review and maintain tenant receivables and customer account accuracy.
Prepare and analyze bi-weekly Accounts Receivable Aging reports; proactively identify collection issues and trends.
Calculate and distribute tenant deposit interest per applicable policies.
Generate and review monthly rent rolls and recurring charges (parking, storage, amenities, pet fees, ancillary income).
Prepare commercial tenant chargebacks and lease incentive schedules.
Review and administer pre-authorized payment arrangements.
Process move-out accounting, including security deposit reconciliations and refunds.
Coordinate affordable housing program deposit documentation and compliance.
Prepare and post month-end journal entries for accounts receivable, revenue, recoveries, and accruals.
Build and maintain consolidated revenue and recoveries schedules and supporting spreadsheets for monthly, quarterly, and executive reporting.
Prepare detailed revenue variance analyses (vs. budget, forecast, and prior periods) with meaningful explanations for management.
Prepare quarterly revenue forecasts and support annual budgeting through trend analysis and financial modelling.
Calculate, monitor, and interpret KPIs related to revenue, occupancy, collections, and recoveries; provide actionable recommendations.
Identify trends, risks, and opportunities from financial data to drive decision-making.
Support month-end, quarter-end, and year-end close within established timelines.
Systems, Technology & Process Improvement
Leverage Excel (PivotTables, XLOOKUP, INDEX/MATCH), Power BI, AI tools, and automation technologies to streamline reporting and eliminate manual work.
Identify and implement opportunities to automate repetitive processes and enhance data quality.
Verify data accuracy during property onboarding, including ETL validation.
Coordinate transfer of ancillary income contracts for newly acquired properties.
Develop and continuously improve standardized accounting procedures and internal controls.
Partner with Finance, Operations, and IT to implement scalable system enhancements.
Budgeting & Audit Support
Develop supporting schedules and financial analyses for quarterly forecasts and annual operating budgets & own revenue and recoveries forecast.
Prepare audit working papers and support external auditors.
Participate in finance transformation initiatives and system implementations as assigned.
Required Skills and Abilities:
Strong knowledge of accrual accounting, revenue recognition, AR, reconciliations, budgeting, forecasting, and month-end close.
Demonstrated ability to implement practical, technology-enabled process improvements.
Excellent analytical, organizational, and communication skills with the ability to translate data into business insights.
Proven ability to manage multiple priorities in a fast-paced, collaborative environment.
Technology-first: eager to leverage automation, AI, and data analytics to improve how finance works.
Naturally curious: questions existing processes and drives continuous improvement.
Highly analytical: comfortable with large, complex financial datasets and KPI interpretation.
A builder: creates scalable spreadsheets, models, and reporting tools, not just one-off outputs.
Team-oriented: builds strong relationships across Finance and Operations to drive results.
Proactive: identifies risks and opportunities before being asked.
Education and Experience:
CPA designation (completed or in progress) preferred.
Bachelor's degree in Accounting, Finance, or related discipline.
3–5+ years of progressive accounting experience, preferably in real estate, property management, or revenue accounting.
Experience with ERP systems and property management software (Yardi is a strong asset).
Experience with Power BI & AI tools is a strong asset.
Proficient in Microsoft Office Suite (advanced Excel) and working knowledge of Yardi accounting software
Hands on experience in financial modelling
Understanding of general accounting rules and principles
CPA, CFA, or MBA is considered an asset
Salary range is $80K to $100K + 10% bonus target.
