Job Summary
We are a boutique Property Management firm seeking an experienced Live-In Superintendent to join our management staff. Our ideal candidate will have previous experience working in a residential building, basic handyman and janitorial skills, effective communication skills and be comfortable working either independently or alongside another superintendent.

Key Responsibilities:

- Maintain common areas, grounds, garbage rooms, mechanical rooms, and building entrances
- Respond to tenant maintenance requests and minor repair items
- Respond promptly to building emergencies including flood, fire, elevator entrapment, power outage, heat and appliance issues etc.
- Monitor building systems, including plumbing, heating, electrical, life safety, and access systems, keep logs of repairs and incidents as required
- Coordinate contractor access and report deficiencies to Property Manager
- Assist with unit inspections, turnovers, move-ins, and move-outs
- Respond to after-hours emergencies as required
- Maintain accurate records of incidents, repairs, and maintenance activity
- Adhere to all company policies and guidelines, the RTA, Privacy Act, Health & Safety Standards, WHMIS, etc.
- Maintain inventory of supplies and equipment and submit supply order requests
- Promote a clean, safe, and respectful residential workplace




- Provide On-Call coverage for alternate evenings and weekend as per a schedule
- May be required to move heavy items, equipment and supplies
- Other responsibilities as required to maintain the building to a high standard.

Qualifications:

- Minimum 3 years of superintendent, maintenance, janitorial or residential building experience required
- Previous trades or handyman experience preferred
- Basic knowledge of plumbing, electrical and mechanical systems
- General knowledge of painting, carpentry, janitorial and general repairs
- Strong communication and tenant-service skills
- Reliable, organized, and able to work independently
- Must reside on site and be available for emergency response when required

Compensation

- Compensation package includes salary, rental apartment and competitive benefits package
- Salary based on level of experience

Pay: $35,000.00-$38,000.00 per year
