We’re looking for an Assistant Building Manager for a luxury waterfront strata property in downtown Vancouver.
Our client is a well-established residential strata community located in Vancouver’s prestigious Coal Harbour neighbourhood. Home to approximately 383 strata units and over 870 residents, the property is recognized for its commitment to preventative maintenance, exceptional resident service, building security, and high operational standards.
The Assistant Building
Manager will play a key role in supporting the day-to-day operation of the property, responding to resident concerns, coordinating contractors, monitoring building systems, and ensuring the building operates safely and efficiently.
Assistant Building Manager responsibilities:
- Provide afternoon operational coverage by responding to resident concerns, service requests, and building emergencies in a timely and qualified manner.
- Conduct regular inspections of common areas, mechanical rooms, rooftop areas, parkades, and building systems, identifying deficiencies and coordinating corrective action.
- Assist with preventative maintenance activities, minor repairs, building upkeep, seasonal snow removal, power washing, garbage management, and pool/spa maintenance.
- Coordinate contractors and service providers, obtain quotes, schedule work, monitor performance, and verify building access requirements.
- Maintain building records, work orders, maintenance logs, contractor documentation, and resident information within building management systems.
- Support building security through access control administration, intercom programming, key and fob management, parking enforcement, and CCTV review when required.
- Facilitate resident move-ins and move-outs,
amenity bookings, notice distribution, and bylaw enforcement while providing exceptional customer service.
- Respond to emergency situations, liaise with first responders and contractors, and exercise sound judgment when resolving operational issues.
- Assist the Building Manager with special projects and other duties as assigned.
The successful candidate has:
- Previous experience in strata, condominium, apartment, commercial property, or building operations environments.
- Strong computer skills, including proficiency in Microsoft Office (Word, Excel, Outlook).
- Excellent customer service, communication, and interpersonal skills with the ability to interact professionally with residents, contractors, and vendors.
- Strong problem-solving abilities and a hands-on approach to troubleshooting building issues.
- Excellent organizational and time management skills with the ability to work independently and prioritize competing demands.
- Experience with access control systems, intercom programming, CCTV systems, or building automation systems is considered an asset.
- Basic understanding of mechanical building systems and preventative maintenance practices is an asset.
- A professional, reliable, self-motivated individual who remains calm under pressure and takes initiative.

Compensation and benefits:
- The discussed salary range is $52,000 - $56,000 , depending on experience
