Construction Site Superintendent - Residential Infill

This is a local, full time, site-based role. Candidates must be based in Edmonton or the surrounding area. At NDura Developments, we are reshaping Edmonton's mature neighbourhoods through thoughtful design, precise execution, and a commitment to quality. As our project volume continues to grow, we are looking for an experienced Construction Site Superintendent to lead the on-site execution of our residential infill and multi-family construction projects. This is a hands-on field leadership role for someone who takes ownership of the entire construction lifecycle.

You will direct daily site activities, coordinate trades and suppliers, maintain quality standards, solve problems, conduct inspections, and ensure each project is delivered safely, efficiently, and in accordance with the construction documents.

The Construction Site Superintendent will take responsibility for field operations from site preparation and mobilization through construction, deficiency correction, final inspection, and project closeout. You will serve as NDura's primary leader on the construction site, working closely with the Project Manager, Project Coordinator, subcontractors, suppliers, consultants, inspectors, and internal team members. You will be responsible for maintaining control of daily site execution, identifying issues before they affect the schedule, and ensuring that project information remains accurate and up to date in JobTread and other company systems.

Success in this role requires strong construction knowledge, confident leadership, consistent follow-through, and the ability to work collaboratively while holding trades and project partners accountable.

Key Responsibilities

Site Leadership and Execution

- Direct and supervise all on-site construction activities from mobilization through project completion
- Take ownership of day-to-day field execution, sequencing, productivity, and site organization
- Coordinate subcontractors, suppliers, deliveries, inspectors, consultants, and internal team members
- Ensure each trade understands its scope, schedule requirements, quality expectations, and site responsibilities
- Lead daily site planning and communicate upcoming work requirements clearly
- Maintain a clean, organized, secure, and professionally managed construction site
- Confirm that the correct labour, materials, equipment, drawings, and information are available before work begins
- Keep projects moving by anticipating site requirements and addressing coordination issues early

Scheduling and Project Coordination

- Execute construction activities in accordance with the approved project schedule
- Develop and maintain short-term look-ahead schedules for subcontractors, suppliers, inspections, and deliveries
- Monitor daily progress and identify activities that are falling behind schedule
- Coordinate closely with the Project Manager and Project Coordinator regarding milestones, delays, decisions, and upcoming requirements
- Follow up with trades and suppliers to confirm commitments and maintain accountability
- Recommend practical recovery plans when delays or sequencing issues occur
- Coordinate site access, material staging, equipment use, waste removal, and other project logistics
- Participate in project meetings and provide accurate field updates





Quality Control

- Ensure all construction work meets NDura's quality standards, approved drawings, specifications, codes, and manufacturer requirements
- Review drawings and specifications before each phase of work begins
- Inspect work regularly and identify deficiencies before they are covered or affect following trades
- Confirm that materials and finishes match approved project requirements
- Document quality concerns and communicate corrective actions clearly
- Hold subcontractors accountable for correcting incomplete, damaged, or non-compliant work
- Manage deficiency lists, pre-possession inspections, final walkthroughs, and project closeout requirements
- Maintain a consistent standard of workmanship across all active sites

Problem-Solving and Decision-Making

- Identify and resolve field issues quickly while protecting project quality, schedule, and budget
- Review conflicts between drawings, specifications, existing conditions, and trade requirements
- Escalate design, cost, schedule, or scope issues to the Project Manager when required
- Coordinate practical solutions with consultants, trades, suppliers, and internal team members
- Evaluate site conditions and determine the appropriate sequence of work
- Prevent small issues from becoming major delays through proactive communication and follow-up
- Make confident day-to-day field decisions within the authority of the role

Safety, Inspections, and Compliance

- Promote and enforce a robust safety culture across all construction sites
- Ensure subcontractors and site personnel comply with company safety requirements and applicable occupational health and safety regulations
- Conduct regular site safety inspections and address unsafe conditions immediately
- Coordinate municipal, consultant, utility, and third-party inspections
- Confirm that required permits, approvals, inspection reports, and site documentation are current
- Ensure construction complies with approved plans, building codes, municipal requirements, and project specifications
- Maintain appropriate site signage, access controls, housekeeping, and emergency procedures
- Report incidents, hazards, failed inspections, and compliance concerns promptly

Reporting and Documentation

- Complete accurate daily construction logs in JobTread
- Track work completed, trade attendance, deliveries, inspections, delays, deficiencies, weather conditions, and significant site events
- Upload current photographs, notes, inspection results, and supporting project documentation
- Maintain accurate progress information within JobTread and other company programs
- Provide clear daily and weekly updates to the Project Manager
- Record schedule impacts, site instructions, trade concerns, and outstanding decisions
- Help ensure project records are complete and properly organized from startup through closeout
- Support the preparation of progress reports, change documentation, deficiency records, and closeout packages





Collaboration and Communication

- Work closely with the Project Manager and Project Coordinator to keep field and office activities aligned
- Communicate respectfully and professionally with trades, suppliers, consultants, inspectors, clients, and neighbours
- Create a collaborative site environment while maintaining clear expectations and accountability
- Participate actively in construction meetings, schedule reviews, and project planning discussions
- Provide the office team with timely and accurate information from the field
- Build productive, long-term relationships with reliable trades and suppliers
- Represent NDura professionally on every project site

What You Bring

- At least five years of progressive residential construction experience
- Previous experience as a Site Superintendent, Construction Superintendent, Site Supervisor, or senior residential field leader
- Experience completing residential projects through the full construction lifecycle
- Strong knowledge of residential infill, multi-family, townhouse, or similar construction
- Proven ability to supervise subcontractors and coordinate multiple trades
- Strong understanding of construction sequencing, scheduling, building systems, and site logistics
- Ability to read and interpret architectural, structural, mechanical, electrical, and civil drawings
- Strong knowledge of quality-control procedures and construction best practices
- Familiarity with building codes, municipal inspections, safety requirements, and regulatory compliance
- Strong problem-solving and decision-making skills
- Excellent organizational skills and consistent attention to detail
- Confidence holding subcontractors accountable for schedule, safety, quality, and completion
- Strong verbal and written communication skills
- A collaborative leadership style with the ability to work effectively across field and office teams
- Experience using JobTread, Buildertrend, Procore, or another construction management platform
- Confidence using smartphones, tablets, email, Microsoft Office, and cloud-based project systems
- Valid Alberta Class 5 Driver's Licence and reliable transportation
- Current First Aid certification is preferred
- A diploma, trade certification, or degree in Construction Management, Architectural Technology, Carpentry, Engineering Technology, or a related field is an asset but not essential with relevant experience

Compensation and Benefits
