Residential Design and Selections Consultant
This is a local contract position. Candidates must be based in Edmonton or the surrounding area and available to attend in-person design and project meetings when required. At NDura Developments, we are looking for an experienced Residential Design and Selections Consultant to support our clients through the design, material-selection, and preconstruction process. This is a highly collaborative, client-facing contract role for someone who combines robust design knowledge with a practical understanding of construction, materials, budgets, and trade execution.
The Residential Design and Selections Consultant will support multi-family projects including:
- Eight-plex developments
- Duplexes
- Stacked housing
- Cluster housing
- Other residential infill and multi-family building types
You will act as a trusted design resource for clients, helping them understand product details, available options, budget considerations, and the practical impact of their decisions. NDura has established design and material packages that have been used across previous projects. These packages may include multiple levels or options, allowing clients to select from different combinations of finishes, fixtures, materials, and design styles. You will help review and strengthen these existing packages while researching additional materials, products, finishes, and design concepts that bring greater variety without moving projects beyond the approved budget. The ideal consultant understands that a successful residential design package must be visually cohesive, commercially practical, readily available, and clearly communicated to the construction team.
Key Responsibilities
Client Guidance and Relationship Management
- Build strong, professional relationships with clients throughout the design and selections process
- Guide clients through available finish packages, fixtures, materials, colour palettes, and upgrade options
- Explain product details, performance considerations, pricing implications, and construction requirements clearly
- Help clients make confident decisions while keeping selections aligned with project budgets and timelines
- Set clear expectations regarding available options, decision deadlines, product availability, and potential substitutions
- Attend client design meetings and lead selections discussions in a structured and professional manner
- Document client decisions accurately and ensure approved selections are communicated to the appropriate project team members
- Provide a high-quality, collaborative client experience from initial consultation through final selections
Design Packages and Selections
- Review NDura's existing design, finish, and material packages
- Refine established packages to improve visual consistency, practicality, marketability, and value
- Develop additional package concepts that offer clients meaningful variety
- Create coordinated selections for flooring, cabinetry, countertops, tile, paint, plumbing fixtures, lighting, hardware, and related finishes
- Ensure packages are appropriate for multi-family residential construction and the intended target market
- Develop options that balance aesthetics, durability, availability, installation requirements, and cost
- Help establish structured packages ranging from standard selections to upgraded options
- Recommend suitable alternatives when materials are unavailable, discontinued, delayed, or outside budget
- Maintain clear records of approved products, colours,
model numbers, suppliers, and specifications
Product and Material Research
- Research new materials, products, fixtures, finishes, and suppliers
- Identify cost-effective alternatives that improve the diversity and appeal of NDura's design packages
- Compare product quality, pricing, availability, lead times, warranties, and installation requirements
- Source materials that support different design styles while remaining suitable for the project budget
- Identify products that can be consistently sourced across multiple developments
- Recommend new ideas that enhance NDura's existing packages without creating unnecessary complexity
- Work with suppliers and vendors to obtain product details, samples, specifications, and pricing information
- Consider long-term durability, maintenance, replacement availability, and construction efficiency when recommending products
Architectural and Drawing Coordination
- Work collaboratively with architects, designers, Project Managers, Site Superintendents, and Project Coordinators
- Attend design, preconstruction, and drawing-review meetings as required
- Review architectural drawings and design documents for completeness, accuracy, and consistency
- Confirm that drawings reflect approved design concepts, material selections, layouts, and product requirements
- Identify missing information, inconsistencies, conflicts, or unclear details before construction begins
- Provide practical design input while respecting architectural, structural, code, and budget requirements
- Coordinate revisions and clarifications with the architect and internal project team
- Ensure client-approved selections are accurately reflected in drawings, schedules, specifications, and construction documentation
- Support the development of complete and construction-ready design packages
Construction and Trade Coordination
- Apply a practical understanding of residential construction when developing design recommendations
- Understand how selections affect framing, electrical, plumbing, mechanical, cabinetry, flooring, tile, painting, and finishing trades
- Consider installation methods, sequencing, clearances, product compatibility, and trade responsibilities
- Provide trades with clear product details, specifications, layouts, and selection information
- Collaborate with the construction team to resolve design conflicts and material issues
- Recommend solutions that protect the intended design while remaining practical and cost-effective
- Review completed work where required to confirm that finishes and details align with approved selections
- Help reduce rework, delays, and misunderstandings by ensuring design information is complete before installation
Quality and Documentation
- Maintain accurate records of client selections and approved package details
- Prepare or update finish schedules, product lists, specifications, and selection documents
- Confirm that product names, model numbers, colours, quantities, and supplier information are complete
- Review design documentation before it is issued to the construction team
- Track outstanding client decisions and follow up before they affect procurement or construction
- Maintain organized digital and physical records for each project
- Communicate changes, substitutions, and approvals clearly to all affected parties
- Support quality-control reviews related to finishes, fixtures, materials, and design execution
- Ensure the final product reflects the approved design intent and NDura's quality standards
Collaboration
- Work closely with clients, architects, construction teams, trades, suppliers, and internal departments
- Contribute design knowledge while remaining open to practical input from construction professionals
- Participate actively in collaborative problem-solving
- Communicate respectfully and professionally with all project stakeholders
- Balance client preferences with project requirements, budget limitations, and construction realities
- Bring new ideas forward while supporting established company systems and processes
- Help create a smooth connection between client expectations, architectural design, procurement, and field execution
What You Bring
- Professional experience in residential interior design, architectural design, construction design coordination, material selections, or a related field
- Experience supporting multi-family, infill, townhouse, duplex, stacked housing, or similar residential projects
- Strong knowledge of residential design principles, colour, proportion, materials, finishes, and visual composition
- A strong eye for aesthetics and the ability to create coordinated, marketable design packages
- Practical knowledge of residential construction methods and building materials
- Understanding of the responsibilities and requirements of major construction trades
- Ability to read and review architectural drawings, floor plans, elevations, millwork drawings, and finish schedules
- Experience guiding clients through design and product-selection decisions
- Strong client relationship, presentation, and consultation skills
- Ability to explain technical or product information clearly to clients
- Experience researching, evaluating, and sourcing materials, fixtures, finishes, and suppliers
- Strong awareness of budget, durability, lead times, availability, and installation requirements
- Ability to generate new design concepts while working within established project parameters
- Excellent attention to detail and documentation accuracy

- Confidence working independently while remaining closely aligned with the broader project team
- Proficiency with design, presentation, document-management, or construction software relevant to the role
- A diploma or degree in Interior Design, Architectural Technology, Interior Architecture, Construction Design, or a related discipline is preferred
- A strong portfolio demonstrating residential design, finish selections, material packages, or completed construction projects is strongly preferred
Contract Structure
- Independent contract position
- Paid on a per-contract or per-project basis
- Contract value will depend on the size, scope, complexity, and required deliverables of each assignment
- Contractors must be available to collaborate with NDura's clients, architects, suppliers, and construction teams throughout the agreed project period
- Work may include a combination of independent research, documentation, virtual collaboration, supplier visits, client meetings, and in-person design meetings
