About The Opportunity

On behalf of our client, a longstanding and well-established real estate investment and development company, active across the Greater Toronto Area, we are seeking a Property Manager to oversee day-to-day operations for a portfolio of residential properties, reporting to the Director, Property Management. This is a hands-on role with full accountability for tenant relations, leasing, budgeting, and site operations across three residential communities — roughly 150 units spanning townhomes and condominiums.

The successful candidate will be an experienced residential property management professional who is comfortable operating with minimal supervision while coordinating the work of a small on-site team. They will bring strong tenant-facing instincts, financial and administrative rigor, and the interpersonal skills needed to represent the client professionally with tenants, suppliers, and senior leadership.

The compensation package includes a base salary in the range of $75,000–$85,000, with an annual discretionary bonus, medical and wellness benefits. The role follows a hybrid schedule, with three days per week on-site or in-office, and is a full-time position. Candidate Profile Summary

You are a seasoned residential property management professional who thrives in a hands-on, fast-paced setting. You bring at least two years of experience managing residential properties, along with a strong command of tenant relations, lease administration,



and the regulatory processes — including Landlord and Tenant Board filings — that come with running an active residential portfolio.

You are comfortable exercising judgment independently, while also directing and coordinating the work of on-site resident managers, maintenance staff, and a residential property supervisor. You have a genuine head for numbers — comfortable coding invoices, tracking budget variances, and contributing to the annual budgeting process — and you communicate with equal confidence in writing and in person.

This is a role for someone who takes pride in keeping well-run, well-presented communities and who is looking to build a long-term career with an established real estate organization with deep roots across the GTA.

Responsibilities

Leasing & Tenant Relations

- Serve as the primary point of contact for tenants — handling inquiries, work orders, complaints, and emergency situations — and carry out regular interior and exterior site inspections, reporting findings per company protocol.
- Benchmark unit pricing and marketing positioning against comparable properties in the area, including periodic competitive research on similar listings.
- Keep online listings and market rents current across advertising platforms, manage inquiries on available units, and conduct showings when needed.
- Maintain a pipeline of prospective renters for future vacancies and follow up with candidates after showings to gather feedback for management's review.
- Prepare accurate, complete lease documentation and lease summaries, coordinating with the property administrator to ensure records are reflected correctly in Yardi.

Rent Collection & Compliance

- Manage monthly rent collection and arrears, issuing formal non-payment notices and pursuing outstanding balances in accordance with company policy.
- Prepare Landlord and Tenant Board (LTB) filings and represent the company at LTB hearings on eviction matters, coordinating with external legal counsel as required.
- Reconcile tenant accounts, including last month's rent and other tenant adjustments, across the portfolio.
- Maintain ongoing compliance with all applicable residential tenancy regulations and requirements.

Budgeting & Reporting

- Contribute to the annual budgeting process and to short- and long-term planning for the department and portfolio.
- Code and review invoices against approved budgets and route them for senior approval.
- Produce a range of recurring reports for senior management, including rent rolls, vacancy summaries, leasing activity,



and monthly budget variance reporting.
- Support the tender package process for capital projects and Above Guideline Increase (AGI) applications.
- Coordinate municipal property assessment (MPAC) filings and property tax appeal information with the property administrator and tax consultants.

Operations & Team Coordination

- Liaise with suppliers and contractors to confirm services are delivered on time, professionally, and within approved budgets and standards.
- Coordinate general building maintenance, repairs, renovations, and parking administration across the portfolio.
- Maintain accurate records covering building systems and assets, including appliances, furnaces, storage, telecom, and parking.
- Direct and help schedule the work of on-site resident managers, maintenance staff, and a residential property supervisor, and take on additional projects as assigned.

Qualifications

- 2+ years of experience managing residential properties for mid-to-large scale complexes.
- Proven ability to handle tenant issues professionally, backed by strong interpersonal and relationship-building skills.
- Proficiency with Microsoft Office (Word, PowerPoint, Excel); experience with ERP systems is an asset.
- Comfortable working independently with minimal day-to-day supervision.
- Outstanding written and verbal communication skills.
- A self-starter with a strong work ethic and the ability to lead and motivate others toward shared goals.
- A track record of delivering results through hands-on involvement, sound judgment, and practical problem-solving.
- Valid driver's license and access to a vehicle.
- ARM or CPM designation (Real Estate Institute of Canada), or post-secondary education in real estate management, an asset.
- Experience working with Yardi a strong asset.
