Title: Patrol Officer

Department: Residential

Location: Downtown, Church St./Front St. East – Toronto

Reporting to: Senior Condominium Manager

Date Required: September 1st, 2026

Service:

· Downtown Condominium with 306 units

· Hours: 40 hours a week

Purpose

Carry out security duties and protect:

· The Corporation’s property from abuse, pilfering, vandalism, etc., and

· The safety and security of Residents and Staff

Responsibilities and Qualifications of Patrol Officer at Market Square.

Responsibilities

1. Carry out security duties as shown in “Instructions for Patrols”, which are stated in the Standing Orders.

2. Conduct two (2) complete patrols during an 8-hour shift and conduct three (3) complete patrols during a 12-hour shift. In each patrol all 52 wand sites will be inspected and tapped.

3. During Patrol:

a. Note and email any maintenance and security deficiencies to the Management Office, take photos and clearly note location.

b. Report any incident requiring Patrol intervention by completing a detailed incident report on Condo Control.

c. Conduct pool chemical checks every 4 hours and record information on log sheets

d. Take readings in both Boiler Rooms (boiler temperature and pressure), Pool/SPA Mechanical Room (water flow and pressure) and record information on log sheets.

4. Phone any emergency services required: Fire, Police, Ambulance etc..

a. In the event of a fire, call the Fire Department and await the arrival of the Fire Department. Direct the Fire Department to the scene of the fire and assist where requested, such as controlling crowds and evacuating the building. Follow the Fire Alarm Procedures, which include but are not limited to the above.

b. In the event of an elevator entrapment, assist as requested by the Concierge, Superintendent, Assistant Condominium Manager or Condominium Manager and follow any instructions given by any emergency service.

5. Conduct radio checks (using a two-way radio) at the start of a shift and during each break to ensure operation.

6. Assist with monitoring the Residential Parking Garage and the semi-circular driveway.

7. Investigate any incident reported to you by a Resident, Staff or Management.

8. Maintain a high standard of dress.

9. Investigate all noise, smoke and other complaints and concerns received from Residents.

Respond to Resident’s requests and accompany service providers that have been contracted by the Corporation to perform mandatory work.

11. Serve as “First Responder” for all water leaks. Assess the water leak, call Maintenance to describe the problem.

12. Respond to and investigate any after-hours reports that equipment in Mechanical Rooms and/or the Compactor are not working.

13. Provide security for Residents moving in and moving out.

14. Put up elevator pads at 8:45 am and remove elevator pads no earlier than 5:30 pm or later than 6:00 pm in the designated elevator.

15. Relieve Concierge for their designated breaks and maintain post as Acting Concierge, completing all Concierge tasks in a timely manner.

16. All Patrol officers are entitled to two (2) 30-minute breaks over the course of 8 hours and three (3) 30-minute breaks over the course of a 12-hour shift.

17. Monitor and report to the Management Office and Concierge on duty any observation that Residents and Visitors are not adhering to the Corporations’ Rules including rules for pets.

Qualifications

The qualifications and skills that align with the responsibilities of maintaining building facilities are:

- General knowledge of building systems including HVAC, fire safety, plumbing, electrical, whirlpool, sauna, pool facilities, and mechanical systems to ensure efficient operation and promptly deal with any issues.
- Interpersonal skills to interact effectively with residents, service providers, and staff, addressing their concerns and needs professionally and respectfully.
- Organizational skills to keep track of multiple tasks, such as schedules, service requests, and inspections.
- Problem-solving skills to quickly identify and address any operational or maintenance issues that may arise.
- Organizational skills to manage records of inspections and files.




- Customer service skills to address complaints and concerns from residents.
- Physical stamina and ability to inspect different parts of the building, including being able to climb ladders or stairs, and work in different weather conditions.
- Education

o Secondary School Diploma.

o Valid Ontario Security Guard Licence in good standing, as required under the Private Security and Investigative Services Act, 2005.

o Valid First Aid/CPR certification is considered an asset.

o Minimum of two (2) years of experience in condominium, residential, or high-rise building security is required.

o Additional education, certifications, or job-related training in security, emergency response, building operations, or a related field is considered an asset.

Compensation:

Hourly Rate: $22.65 per hour, paid bi-weekly over 26 pay periods per year.

Vacation: Two (2) weeks of paid vacation annually.

The annual increase on June 1 will be the Consumer Price Index increase or higher.

An annual holiday appreciation payment may be provided through voluntary contributions from Owners and residents. The amount is dependent on the generosity of the participating Owners and Residents.
