Maintenance Technician / Cleaner

Compensation: $22.00-$25.00 per hour (based on experience)
Employment Type: Full-Time
Schedule: Monday to Friday, 8:00 AM to 4:00 PM

Join a Growing Property Management Team

Theberge Group of Companies is seeking a reliable, energetic, and hands-on Maintenance Technician / Cleaner to support the day-to-day operations of our residential communities. This full-time position is split between Kanata Woods (306 units) and a portfolio of smaller residential properties throughout Ottawa totaling approximately 130 units.

This role is ideal for someone who takes pride in maintaining clean, safe, and welcoming properties while also performing light maintenance repairs and supporting building operations. Key ResponsibilitiesBuilding Cleaning & Property Upkeep

- Maintain cleanliness throughout common areas, hallways, stairwells, lobbies, laundry rooms, amenity spaces, elevators, and entrances
- Sweep, mop, vacuum, dust, and perform routine cleaning as required
- Clean and maintain garbage and recycling areas
- Perform seasonal and weather-related site maintenance duties
- Support deep cleaning initiatives and special projects
- Ensure properties consistently meet company cleanliness and presentation standards
- Report building deficiencies, safety concerns, and maintenance issues promptly

Maintenance & Building Operations

- Complete routine maintenance tasks and work orders
- Support suite turnovers and move-in/move-out preparations
- Perform drywall repairs, patching, painting, caulking, and touch-ups
- Replace light fixtures, bulbs, ballasts, switches, and door hardware
- Address minor plumbing issues such as leaking faucets and running toilets




- Troubleshoot basic appliance and equipment issues
- Conduct regular property inspections and identify maintenance deficiencies
- Assist with landscaping, salting, snow-clearing coordination, and seasonal building preparations
- Escalate specialized repairs requiring licensed trades to approved contractors

Pool Operations

- Perform seasonal pool opening and closing procedures
- Conduct routine pool cleaning and maintenance
- Test and balance water chemistry
- Inspect pool equipment and report deficiencies
- Ensure compliance with health, safety, and operational standards

On-Call Emergency Response

- Participate in a rotating on-call schedule
- Respond to after-hours emergencies including:
- Water leaks
- Lockouts
- HVAC concerns
- Lighting failures
- Safety-related issues
- Determine appropriate response and coordinate vendors when necessary
- Follow company emergency response procedures and escalation protocols

Administrative Duties

- Accurately complete and close work orders in Yardi Voyager
- Maintain maintenance and cleaning supply inventories
- Document inspections, repairs, and recurring issues
- Communicate regularly with Property Managers and Building Operations staff

Qualifications

- 1-3 years of experience in building maintenance, property operations, custodial services, or a related field
- Residential or multi-family property experience considered an asset
- Comfortable using hand and power tools
- Basic knowledge of building systems and maintenance practices
- Strong attention to detail and organizational skills
- Ability to work independently and manage priorities effectively




- Professional and courteous communication skills
- Experience with Yardi Voyager or similar property management software is an asset
- Willingness to participate in an on-call rotation

Physical Requirements

- Ability to lift and carry up to 50 lbs
- Ability to climb ladders and stairs
- Comfortable standing, walking, bending, and working outdoors in various weather conditions
- Able to safely operate maintenance and cleaning equipment

Requirements

- Valid Ontario Driver's License
- Reliable transportation for travel between properties
- Ability to commute to Kanata and other Ottawa locations
- Secondary school diploma preferred
- English language proficiency preferred
